Summary: We spent 3 days at the site and for rough camping it was perfect! Jim communicated quickly and was very accommodating. Of coarse there are going to be flies and limited cell since it is so remote. That is the goal at spots like this. If I had to knit pick my only wish is that rough campers received a bit of a reduced price since we don’t use all of the amenities. We will definitely be staying again! Thanks!!

Summary: We were looking for a place to stay over our "winter break" and found this gem of a spot. The property itself is just an open lot overlooking a BEAUTIFUL salt marsh. We are from the Gulf Coast of Florida so it was a completely different landscape than what we're used to, the marsh is expansive and the distant tree lines are gorgeous with the sunshine! Pros: - Full Hook Ups: Power, Sewer & Water - The site itself is just an empty lot with hook ups close to the marsh. Easy to locate and google maps directed us here with no problem - VERY quiet area, some shooting on neighboring properties from time to time, but nothing we aren't used to. - Close to boat ramp / seafood "store" of Bennett's Point - Dirt Road - easy to access, nicely compacted for trailer use, almost no traffic when we were there and easy to walk on for a daily stroll with the dog - The stars were A-MAZ-ING! Cons: - Very yucky well water. I'm thankful we brought lots of bottled water. Ended up making coffee off the bottled water by the end of the trip so we weren't drinking "marsh coffee". Worked fine for showers, dishes, etc but lots of sulfur smell and tasted almost a little salty (although I think that was mainly the sulfur). We even had a hose RV water filter (brand new) and I'm not sure it made much of a difference... - Off the beaten path - this is a pro and con as we wanted to visit places like Savannah, Beaufort and other neighboring cities (but didn't want to pay their prices). Our daily drives were over an hour to get to where we wanted to go, but the view and quiet atmosphere were definitely worth the extra 30 min drive off the main road - LOTS.OF.BUGS!!! Be prepared with bug spray ( no see ums, gnats and mosquitos even in the end of Dec!) - Old / Defunct campers on neighboring lots that take away from the beauty of the rest of the property. - Tidal shifts can bring marsh water over the main road at times. Overall I'd give the property a 4 star rating for no other reason than it was a little farther off the beaten path than expected and the well water was really rough. I thoroughly enjoyed my experience and would definitely stay again! If you're looking for a quite place to camp in a wooded / marshy area this is certainly the right place to come!

Summary: The property is beautiful. However, we had difficulty locating it, as there was no signage or other indicators that we had arrived at the proper spot. The owner was very responsive to our inquiries, however. In addition, our RV was severely infested with mosquitos throughout our stay.

Summary: Property is as advertised. Quiet and clean and private...and really wonderful. The only slight negative....and no fault of the owners...is that well water in the low country near the coast can taste like marsh water. Even with a water filter on our camper, the water had a trace of sulfur odor at times. Just pack some extra bottles of water in case you're not accustomed to well water. I'd recommended this property to any camper or RV owner. Plenty of space for your camper and your boat. Next time I'd love to stay longer.

Summary: beautiful spot, great area! Makes a wonderful central location for sight-seeing, and exploring the area! Lots of WMA and fishing spots to try! Close enough to Beaufort for history buffs!! Bring your OFF, and cintranella candles & enjoy!!

Summary: You want be disappointed if you enjoy camping! This is the perfect getaway with beautiful sunsets! It is on a well, so expect a sulphur smell in the water and prepare for insects, it is in the low country. You can’t find another place like this to enjoy the Ace Basin!

Summary: The location was perfect and peaceful in every way. The owner was also very kind and easy to deal with. The two negatives were the horrible smelling sulfur water and the septic hookup is not buried and therefore difficult to empty because it sits too high. Otherwise, we will come prepared next time because we loved everything else!

Summary: Beautiful place to stay. Owner very friendly and easy going

Summary: This is a great place for those looking to get away from the hustle and slow down a bit. Beautiful views in a quiet, quaint community. The owner was extremely accommodating in providing the information we needed for our stay and in making sure the site was set up for easy access. The locals were friendly and helpful. Plenty of fishing access close by and a nature lover's paradise! Look forward to coming back to further explore the area. Be prepared to drive a bit to get to nearby towns or beaches, but a boat launch is minutes away from the site. Thank you.
