Positive: The large open sitting dining area made cooking etc very inclusive. The location was perfect for touring the Peak District

Negative: The first double bedroom on the ground floor was a little on the small side if staying longer than 4 nights

Positive: Plentiful supply of towels, toiletries and toilet rolls. Plenty of crockery, cutlery and cooking utensils. Large fridge and freezer. Easy parking. En-suite facilities for each bedroom. Very spacious living area. General feel of the property; a blend of new and old. Peaceful location. Free WiFi. Easy communication with owner.

Negative: Instruction pack needs updating; some of the information is incorrect. It would have suited us better to have had 3 double and 2 twin rooms to accommodate our mix of 6 adults and 4 children (we obviously knew the set-up at the time of booking and were able to reach a satisfactory compromise). Only one of the en-suites had a rise-and-fall shower head in addition to the fixed waterfall head; waterfall heads are not ideal for young children or those who don't want to get their hair wet every time.

Summary: We had a fabulous time celebrating a 70th birthday despite the appalling July weather!

Positive: Great location within walking distance of Carsington Water. Woodpecker Loft was very well fitted out with enormous fridges, a freezer and enough crockery and cutlery to cater for an army. The beds were comfortable with warm duvets, important as our visit was over a cold late-February weekend.

Negative: Some of the radiators needed bleeding as they were only hot at the base, so slowed warming of some the rooms. The firelighters and kindling for the log burner had not been left, so we couldn't get the burner working well on the first night. However, after emailing the owners they brought some round for us the next morning.

Positive: Location was quiet and very pretty with plenty of living space. Bedrooms were well appointed with en-suite bathrooms and the kitchen was well equipped and spacious. Lovely open plan kitchen, dining, lounge area, great for socialising.

Negative: There wasn't any welcome pack. After a long journey it would have been nice to have a few essentials such as milk and some bread/biscuits. For the amount charged for the property I felt this was rather mean as most places I have stayed there are usually a few things to get you started and make you feel welcome. One of the oven doors would not stay down when you opened it so this is a bit dangerous when its very hot. The main bedroom was noisy at night with noise coming from the boiler/hot water tank in a locked cupboard off the bedroom. The outside space is not great as it is where you park your cars, although the balcony was very nice. We used the washer drier but the drier function did not work. Got told off for chatting with my family outside on the day we were leaving as it was after the leave time. We had vacated the property on time. We were just talking and saying goodbye outside the property.

Summary: A lovely week in a beautiful part of Derbyshire.

Positive: Beautiful well kept accommodation, well equipped and very comfortable. Stunning location and super lovely hosts, our stay was perfect from start to finish. Our group of 10 ladies would definitely recommend to family and friends.
