Positive: Nice great garden with many trees and large grass areas. House is big enough with large rooms and nice kitchen.

Negative: But unfortunately the house is not well maintained, not clean and many appliances (toilets, water taps etc.) need replacement. The whole stay in this Villa was shadowed by many unkept promises (no air condition, no table tennis, no darts, no whirl pool, real dirty pool, not enough towels, coffee machine und BBQ came only after a week or so after our complaints...) and by the constant presence of the owner on the property (worked every day in the garden, on the pool, was 3 hours per day on the phone speaking very loud and constantly controlled us telling us not to this or that...). When it came to the checkout he hold back the deposit of 1000€ claiming he needed more time to check everything. Later he wrote me that he would charge us 200€ for damaging the coffee machine (which was a dirty used model, not working properly from the start) and for having spoiled three bedsheets in a way he needed to replace them - which is just a wrong claim, an impudence and an insult to us. The list of my complaints is almost endless, the villa was a real disaster, I don't want to think about it any more.

Positive: A very spacious villa with extremely nice grounds, very clean and well maintained. The owner speaks good English very helpful, very informative with helping us plan were to go. Nothing was too much to ask for great Italian hospitality.

Negative: nothing to fault on the villa....only complaint WE did not stay long enough.

Summary: Best place to relax and unwind.

Positive: The structure was suggested to us by our friends who were guests of Villa Regina Elena Vittoria last December, they were enthusiastic about it and, I must say they were absolutely right, The Villa is wonderful! Hopefully we will back for summer.

Positive: A beautiful property surrounded by nature and modern styled bedrooms with large wardrobe, something not very common in such properties. The mattress was very comfortable and the kitchen was an important plus for us especially for those like us who love to cook whilst on holiday.

Summary: A fantastic relaxing holiday and we will be back for sure again !!
