Villa Temenio is a modern, elegant and comfortable villa, recently built, designed with good taste and attention to detail.
The property has a private access from the road through an automated gate, is completely fenced and is located in a 2 ha olive grove, with a garden and orchard. Indoor parking.
The villa consists of a living room, a kitchen, 3 bedrooms, 3 bathrooms and a storeroom, for a total of 130 square meters. A baby bed is available on request.
The main entrance opens onto a spacious living room, with comfortable sofa for comfortable relaxation and a ceramic fireplace. Adjacent to the dining area there is a large, fully equipped kitchen with fridge / freezer, dishwasher, microwave and coffee machine. Also on the first floor there is a wooden room with 2 single beds (which can become a double bedroom with a queen-size bed), a bedroom with two modern bunk beds, a main bathroom with a large bathtub and a walk-in shower. a smaller bathroom with shower only.
On the upper floor there is a double bedroom with wooden floors and an adjoining bathroom with shower, with a splendid view of the castle of Sermoneta.
The living room opens onto a fully enclosed indoor garden, where you can enjoy the beautiful private swimming pool (12.5 x 5 m), with infinity, with also a small safe swimming pool for children. The view on the ancient medieval village of Sermoneta is unique, enchanting and unforgettable! All around there are the Lepini mountains, the necropolis of Carbolino and the abbey of Valvisciolo, which contribute to give a great sense of serenity and privacy.
Outside, available to guests: a barbecue corner; a gazebo; wood oven; the laundry.
The villa is located in a strategic position for excursions to Rome, Naples, Pompeii either by train or by car and offers all services nearby.
The Latina train station is only 5 minutes from the property and in 40 minutes you are in the center of Rome, with great comfort.

Summary: Two fantastic weeks in a truly beautiful location - surrounded by old olive trees and overlooking the LePini mountains. A lovely and considerate welcome from the owner who had kindly provided a fridge full of food and drink to get our holiday off to a good start. Always accessible and informative but very discrete - we hardly saw the owners around the property - really only when we needed to speak to them. Very comfortable and unique property - fabulously large pool. Cannot recommend this property enough.

Summary: We had a great time at the house: enjoyed the large pool and travelling to Rome was ideal. House is big, with a basement with football table, 3 bed rooms and very clean. Large green property with barbecue and outside seating within olive and fruit trees. We enjoyed our stay very much.

Summary: We (couple with 2 teenagers + my mom and our dog) spent our Pentecost vacation in this beautiful accomodation, explored the surroundings, Sermoneta, Sabaudia and of course Rome. Thanks a lot once again to Primetta and Stefano for your hospitality, background information and suggestions. We strongly recommend this place. Summary: We (2 adults – 3 kids between the ages 5-9) have stayed in the house for almost 1 week. We were contacted by the owners before we arrived in Sermoneta and proposed to help out with some practical information like transport from the station to the house, rental car, taxi… . They have given us a very warm welcome when we arrived in Latina station. We were very surprised when we arrived on the domain. It is a really nice domain with a lot olive tries. A tip, ask the owner about the history of domain 😉. We loved especially the private pool, air condition in every room, a well equipped kitchen and beautiful surroundings. The owners live on the domain but do really respect the privacy of their guests but they are very responsive on enquiries and always happy to help where they can. The owners English is very good. During the stay, we where lucky to have the summer festival being organized by the local community. It was a quite big free festival with top artist from Italy. To summarize, we had a very good holiday in a lovely place !

Summary: Really nice and spacious place and extremely friendly owners. We spent here a week with our teenage kids in summer 2022. We have rent many appartments in different countries and this was the best experience so far. This place really exceeded our expectations. We loved especially the private pool & swimmimg matresses, air condition in every room, completely equipped kitchen and beautiful surroundings. We arrived quite late when supermarkets was already closed so it was very nice that there were all necessary items for dinner and breakfast in the house. Even mosquitos did not bother us because we have so used to those in Finland (We have much more mosquitos and I think those are bigger and more aggressive). We can warmly recommend this lovely place. Thank you so much Primetta and Stefano. ❤️

Summary: An absolutely stunning villa with everything anyone could want from a holiday. Primetta was the most generous hostess and made us feel so welcome. The property was the best equipped we have ever stayed in, the pool was large and warm. It was wonderful to be able to pick lemons and oranges from trees in the expansive gardens which were filled with many other fruit trees yet to ripen. My only comment for other visitors who may not be aware of Italian sandflies/midges is to bring plenty of mosquito repellent-Deet as these are problematic during daytime hours. This appears to be a common problem and is not the fault of the property/owners. We were able to purchase further supplies at the local supermarket and as such kept bites to the minimum. Having rented villas across Europe for many years this one surpassed our expectations and was enhanced by the warmth and generosity of our hosts.

Summary: We spent two excellent weeks at this villa at the end of August 2021. We liked everything very much. The villa is located on a huge area of about 2 hectares and thus is perfect for those who want to spend their vacation in silence and far away from the city bustle. The villa has absolutely everything you may need on vacation and even more. We should also note the hospitality of the owners of the villa, who did everything to make our vacation even better. At the same time, they were not seen or heard during two weeks. The pool, which the owners cleaned every day, could only be used by us. There were many fruits in the garden, such as lemons, figs, pears, quince and persimmons, which we were allowed to eat without restriction. There were also many games in the villa such as badminton ad bow that we could play in our free time. We especially liked table football in the basement. If someday we decide to spend our holidays in this region again, we will definitely try to book this villa.

Summary: The Villa and the property owned by Stefano and Primetta lies in the Pontic Valley, surrounded by beautiful mountains, overlooking the pearl of the region - the medieval town of Sermoneta. The property is very big, well-kept, with beautiful old olive trees, fruit trees, even birches typical for Poland grow here. For the guests who are tired of travelling, the most necessary products (not only bread and wine:) are waiting in the house, so when you arrive, you don't have to immediately look around for a supermarket. We appreciated it very much, thank you Primetta:) The house is very well equipped, from all the household appliances (including a capsule coffee maker and a coffee machine) to the homemade preserves in the pantry. The house is very clean, well maintained, with comfortable beds and fragrant linens. A pleasant surprise is the housekeeping included in the price, with linens and towels changed every weekend. Lemon trees grow at the entrance, and further on among the old olives, fig trees (with a ladder provided), orange trees and others. There is a wood and gas barbecue available, which is not so obvious in other villas to rent. A large, clean and deep pool (with a paddling pool for children) is at the exclusive disposal of the guests, very intimate, with a beautiful view of the already mentioned Sermoneta and Norma. During your stay, it's worth taking a walk to medieval Sermoneta and dining at one of several restaurants. On Saturdays and Sundays you can visit the nearby Ninfa gardens. In addition to the pleasures available "locally", it's also a very good place for trips to Rome and Pompeii. From nearby Latina, a train to Rome is available every half an hour, taking you to Termini station (in the city center). You have to drive to the station, which is located in Latina by car, which you can leave at the station, there is a large free parking lot. The hosts are very discreet, and their presence is unnoticeable, although they are available and helpful when you need it. We really recommend this villa and the hosts. You will enjoy every day of your stay there:)
