Positive: Beautiful location, views lovely (apart from the new property being built in front) the overall villa was good size for a sharing family holiday. Pool and outside space was very nice. Would recommend adding a cover of sorts to the shaft next to the outdoor washing lines as did worry clothes would fall down there. The dining table was a generous size, a welcome addition compared to other villas. Kitchen cupboard space excellent, we did move things so more convenient and left space for us to store foods etc (recommend this for future bookings, makes all the difference when there is space to put things). Small issues we had were quickly rectified as best could be, communication with owners very impressive compared to other villas we have stayed at. Games room was a nice addition, though the pool table set were not in the best condition, they were enjoyed frequently. Overall, would definitely stay here again and recommend, if price reflected better to current condition or some changes were made to make more homely and family safe.

Negative: The security of the property, the doors did not lock easily, with one not staying locked. The access to the side / back of the property from the front is far too open especially with little ones. The living space seating was low, not enough and uncomfortable also not in the best condition, cracking and the underside of the armchair fabric was literally coming off and disintegrating. The glass coffee table we moved as a safety issue with kids and the shelving in the lobby was not secured or sturdy so again we moved the heavy plant to block it, securing it with little ones running around. Not enough standard mugs for a hot drink, though lots of smaller cups, lack of teaspoons too. Fridges both in poor condition with missing door shelves or cracked. Would have been nice to have the sheets changed within a 2 week stay, or supplied with a second set. This is one of the more expensive villas we have booked and first to not complete housekeeping mid stay. Unfortunately we didn't have the weather to allow us to wash and get dried ourselves. Bedrooms weren't uniform in what was supplied, top floor had duvets, some had blankets, base level room was lacking and borrowed from other floors. Lack of wardrobe/ drawers also ashame, didn't mind the open storage, just needed more especially with a room for 5 of us on lower level. We had to use the space bed for clothes. Lighting needs reviewing, several lights out or mismatch bulbs. Lower level bathroom had one good bright lamp, rest warm light making room very dull.

Positive: Perfect for a large group. Showers were good and the place was clean. Jane was absolutely brilliant - always on hand to help and organised transport and excursions for us which made a big difference.

Negative: Only had one key which was tricky as we were a large group coming back in the evenings at different times. It would benefit from a key code entry system.

Positive: We stayed for 4 days and everything was absolutely perfect from the moment we arrived! The warm welcome and the check-in process were smooth and friendly, making us feel right at home. The accommodation was spotless, comfortable, and beautifully maintained — exactly as shown in the photos. The location was great and made it easy to explore Malta. We truly appreciated the attention to detail and how everything was organized to make our stay relaxing and enjoyable. We couldn’t have asked for a better experience — highly recommended! Positive: Great location - 5 minute uber into st Julian’s. The villa worked well for a group of 15. The host Jane was brilliant and always responded quickly to any questions. Just be careful of noise so you don’t disturb the neighbours!

Positive: Villa was large for our group of friends and was clean, the pool and outside are a good size and the games room was fun. We had a few small issues and Jane was quick to respond which was reassuring. It's in a good location and very close to the shop.

Negative: The villa could do with some updating as its a little old, for example some of the paint is chipped and it's just a little dated. Paying for the WiFi and air conditioning is a bit strange but easy to do once you have the hang of it. For a large group and for people who like basic comfort, it's a good solid place to stay.
