Positive: This place is magical. Great Staff! They made our stay so memorable. We booked the whole homestead for three nights with 2 families with kids. The view on the waterhole with a morning coffee watching girafs coming closer. A lot of animals are nearby and you can see or hear them! Andrew was the best host!

Negative: no mosquito nets

Positive: Ursula’s Homestead is the best choice, very peaceful and beautiful. We really loved our stay here and wished we could stay longer. The rooms are spacious and very clean. The waterhole and garden are very sereen and excellently maintained. The staff is very friendly and welcoming, trying their best to make you feel comfortable.. Thank you so much to Lorraine and Andre and all the other staff. By far the best place to stay near vic falls and we can not wait to come back!

Negative: Nothing! Everything is perfect here…

Positive: The waterhole and the submergence in nature were 2 big highlights. I watched the waterhole in the morning, in between activities, for sunset and sometimes even at night! You can watch it from the pool or any of the other 3 terraces. Sometimes you don’t see anything for hours, then some game appears. A mongoose family, a group of baboons, elands and impalas were frequent visitors. We also saw giraffes, elephants and even a rhino one. There are 4 cottages and the main house and a beautiful garden kept impeccable by a very sweet gardener. Plenty of big trees for nice shade. In fact, all the staff were super nice, helpful, engaging and respectful, whatever was the occasion. Breakfast was great and dinner too, if you let them know exactly what you like, and in time. Some things are a maybe a bit dated, but everything is very clean and we rather have that than a five star resort. ‘Next door’ is the big sister resort hotel Stanley & Livingstone which seems to be a five star deluxe hotel. We went there for dinner one night, and it was superb. We certainly recommend Ursula’s! *And we’re grateful for this opportunity to be in an accommodation in a Game Reserve, that’s more affordable.*

Negative: Nothing can be done about the mosquitos, so be sure to bring your choice of repellent and appropriate clothes. They also have plenty of Peaceful Sleep available. Mosquito screens in doors and some windows would be nice, for guests like us who prefer the night air to aircon. The place is 15min out of town by car. Shuttle is $12/pP per path. Taxi similar. Add that to your budget! Or negotiate with the tour operators that often offer pick up at hotel.

Summary: Very relaxing, submerged in nature, peaceful watching the waterhole. 🦒

Positive: This was our second stay at Ursula’s and we still can’t fault it! It’s a little piece of paradise only 15 minutes from Victoria Falls town. The rooms are clean and very comfortable with a beautiful outlook over the estate. We saw giraffe, impala, eland, zebra and then, most surprisingly, a hyena all from the grounds. Incredible! Drinks around the fire pit, looking out over the beautiful estate were a wonderful way to unwind after a busy day! Lovely to see Lorraine and Milly again and thanks for being so welcoming! We must mention Andre who took excellent care of our every need and was a pleasure to chat with. And also Duncan who looked after us at the restaurant at the Stanley and Livingstone. All the staff are just lovely. Hope to see you again and thank you for a wonderful stay.

Positive: Location is amazing. It’s super quiet with only 4 chalets. The gardens are well maintained and the rooms clean. Caleb and Goodwill should be commended on their work. They don’t stop working. The rooms are big with comfortable beds. We watched Zebra, Kudu, impala, giraffe and rhino walk by. It was magnificent. Breakfast is delicious.

Negative: The hotel is tired. Rooms need attention. The pool is in dire need of painting. Bathrooms are very old. Furnishings inside the rooms are worn. We felt our arrival was a surprise to the manager. There were no cold drinks (or wine) available and limited choices on the menu available. The next day was better.

Positive: Location was fantastic, animals wandering past the waterhole all day the grounds were immaculate and all the staff were pleasant efficient and would do anything for you
