High in the Koh Tao hills sits our unique home - Top Of The Rock Villa. A large, modern, open-plan, 3 bedroom pool villa overlooking Shark Island & Aow Leuk Bay.

Our beautiful home has been built on to and into large granite boulders and is surrounded by tropical jungle. It was first built in 2006, and has been recently refurbished. It includes everything you will need! Come here for privacy, nature, scenery & adventure. We will welcome you into our home & make your holiday a once-in-a-lifetime experience with the help of our extensive island knowledge.
The panoramic sea views from Top of the Rock Villa are breathtaking! The height and circular design gives a 270 degree vista allowing guests to lazily watch dive boats around Shark Island, snorkelers in Aow Leuk Bay and day-trippers on long-tail boats. Allowing guests to enjoy breakfast sunrises and cocktails at sunset. At night the view allows you to watch the lantern lights of the fishing boats stretching to the horizon.

As well as offering absolute privacy and serenity, our villa boasts all the modern amenities needed for a relaxing and enjoyable stay. These include swimming pool, Wi-Fi, TV with Amazon Firestick and . We have a house telescope but it is also a great idea to bring your own binoculars to really appreciate the nature around you.
Measuring approximately 400m2 there is plenty of living space to relax and chill. Including a large outdoor dining area, sun terraces and two indoor living spaces complete with comfy sofas. There are three separate dining areas for dining privacy. Complimented by airy interiors with modern décor fitting neatly with the contemporary architecture.
Due to the elevated position of the property with it's high ceilings, granite core structure, open-plan design and large floor-to-ceiling windows there is an almost-constant breeze passing through which is perfect at keeping the villa cool and comfortable in the hottest of days. Or take a dip in the pool. The villa doesn't have air conditioning. Due to it's design, fans are more than adequate at keeping the place cool. But if it is a freezing chilled AC environment you wish for then this may not be for you.
Top of the Rock comes with a fully equipped kitchen that includes a 4-burner gas hob, fridge/freezer, kettle, air-fryer and cooking utensils. However, if you are one of those people that doesn't wish to do any cooking whilst you are on holiday there are numerous delivery menus provided so you can order from a large variety of different foods delivered to your door, from 06:30 to 22:00.
We also provide tea, coffee, milk, sugar and drinking water free of charge.

It is a 3-bedroomed villa that sleeps up to 8 people. Bedroom one and two both have king-size beds, and bedroom three is queen-size. Bedroom one is en-suite. With a large and uniquely tropical ground floor bathroom servicing bedrooms two and three. There is no need for air-conditioning as all the beds have dual fans (wall mounted & floor). The kitchen and all living spaces have wall/ceiling fans. Every room from kitchen to toilet have stunning sea views.
NB At maximum capacity, 2 of the 8 guests would be sleeping on a large European-made sofa-bed in the upstairs living area which is fitted with blackout curtains and a flat screen TV.

Housekeeping is provided every other day, including fresh bedding and towels. We will regularly clean the swimming pool, re-supply drinking water and remove rubbish. We supply all guests with bath towels, pool towels and shampoo/conditioner/shower gel.

We will be there to personally greet you at the villa upon arrival and will provide you with a full orientation of the property and the island. We strongly suggest buying a Thai SIM card for your phone to allow constant internet/communication access. We are available throughout your stay and (24 hours in emergencies).
An extensive welcome pack is provided to all guests which includes many helpful telephone numbers, hints and recommendations of where to go and what to do on Koh Tao. Most importantly it includes many delivery menus (free delivery), meaning you don't have to leave the villa to sample the island's fantastic cuisine. We are happy to make any activity bookings for you on your behalf. Examples of these include; speed boat charters, sea fishing, snorkeling, wake-boarding, cliff-jumping, rock climbing, cooking classes, underwater photography/filming, scuba diving, free diving and Muay Thai training.

Top of the Rock Villa is located 5 minutes taxi ride to Mae Haad, and 10 minutes to Sairee. It’s closest beaches are Aow Leuk and Tanote Bay which are two of the island’s best snorkeling spots. On the property’s land you can access jungle hiking. Walk out the front door and it’s 100m to one of the island’s favorite view-points.
This is a great place to stay if you wish to be away from the 'backpacker' scene and the noise of the beach bars. Perfect for groups of friends or families wanting to spend quality time together.
Road access to the villa is easily reached by taxi (and scooter). As Koh Tao is such a small island (only 21 square km in size!) it never takes long to get to where you want to go.
If you choose to travel by taxi, you can contact Mr. Bear Taxis in order to arrange any journeys. We have managed to negotiate the rates below with him. The prices are at the lowest level which means no haggling with taxi owners over the price. This can be a problem here sometimes.

Many people prefer to get around Koh Tao by motorbike as it is the cheapest way to explore our beautiful island and gives you the freedom to go wherever you wish, whenever you wish to. However, we strongly recommend that you only rent a bike if you are confident driving one and you have driven before. Koh Tao roads can sometimes be a challenge! If you still wish to rent a bike, we can provide you with the number of a trustworthy rental shop that charges from 300THB per day, including helmets. Motorbikes can be delivered/collected from the villa by the rental shop at no extra cost. Please ask for our advice before renting.
Due to the position of the property, it is not suitable for the elderly or anybody with walking difficulties. We also wouldn’t recommend staying with small children. Due to the villa's elevated position you can survey the entire south end of the island which includes the refuse point for the area. However, this is along with the all the surrounding islands/ocean/lush jungle/coconut palms/beaches. When we say you see everything, we mean everything!
There is an occasional jungle party in the lower part of our valley. It is a good party to visit but it can be loud and late (we provide ear plugs for those with more sensitive ears).

Summary: Views are spectacular. Nice to be away from the crowds. The house is very cool (unique) and cool (at night for sleeping) House is well appointed and very clean. Not for the elderly or very young kids as the description states. Easy access by scooter but not for the beginner as my son learned. (Good check on his youthful hubris) . . . .but the views, wow. Definitely will stay there again if we make it back to Koh Tao, which is likely.

Summary: VIEW! VIEW! VIEW! From the very first contact through to check out time the whole experience with the property was excellent. The villa is as exactly as advertized. Super view, well maintained, and had everything visitors would want in a vacation rental. We were a group of two retired couples, who chose to use taxis instead of renting scooters or cars. The journey up to the villa is a litle daunting for inexperienced scooter riders. The taxis that Rich has organized did a marvelous job and with four people were as economical as the scooters. We used the restaurants that Rich had recomended to deliver the meals right to our front door. If you did not want to leave this piece of paradise you would not have to. We chose a difrent beach area every day. (4) each was easily acessed by the taxis. We organized return taxis, enjoyed the day at the beach or in town and then had diner delivred. Easy as pie. In summation We would give The Top of The Rock a 10/10 rating. If we ever come back to Koa Tao we will be staying here!

Summary: Top of the Rock Villa was everything we expected it to be and more. There was nothing we didn't love! Rich and Coral are fabulous hosts and have thought of everything! They were ready with all sorts of information on the island, such as where to eat, where to rent scooters, etc. and were easy to reach when we had questions. The Villa itself did not disappoint. Its every bit as beautiful as the pictures and the views of the island are stunning. It is large and spacious with windows everywhere, offering loads of natural light and a steady breeze which helped to keep the bugs away and the house cool. Rich and Coral have provided all the cooking utensils and dishes you need and take out menus if cooking while on vacation is not your style. Most places deliver directly to the villa which is very helpful given its location. Rich provided the added convenience of buying some groceries for us so we had our favorites waiting on arrival. The grocery store is close and reasonably priced. The walk to and from the villa was challenging but beautiful. It took about 25 minutes to walk to the Mae Haad area. As cabs are pricey (~500 baht into town) the easiest and cheapest option is to rent scooters. I would definitely recommend doing this! Overall, our only wish is that we had more time to spend in Koh Tao at Top of the Rock. Thanks Rich and Coral for having us! ❤

Summary: We stayed for 3 nights as were traveling around and only wished we’d stayed longer. Beautiful villa setting with pool and garden right on a quiet pretty beach. Everything worked in the villa and thoughtful touches such as milk, orange juice, towels all provided. Will come again!

Summary: I don’t think I’ll ever be able to describe in words how impactful this trip to Koh Tao was for us. Everything was absolutely perfect in every way. Rich and Coral are like the long-lost friends you didn’t know you had! They made sure every single aspect of our stay was completely taken care of...even going out of their way to make sure our fridge was stocked every 3 days with local fresh coconut water (the best you’ll ever have btw). I had been planning this trip for over 8 months through VRBO, I looked at ENDLESS properties and resort options. Let me tell you from now having personal experience on the island, you will ONLY want to stay at Top of the Rock Villa. I don’t care what you “think” the resort looks like or the “deal” they have. You will inevitably end up on top of a million tourists, have zero privacy, and wish that you had taken the advice on this post and booked with Rich and Coral. #TREATYOSELF Once we arrived to the property we were absolutely stunned. It was like walking into the photos they have on their rental page, but better. All the doors and windows were open, which gave an unbelievable breeze and relief from the Thai summer heat, and with how high the property is you never miss air conditioning! The wall to ceiling windows and infinity pool give you a “one-of-a-kind” view of Koh Tao that you need. I know you don’t think you need it, but the answer is yes. Yes you do. We spent quite a lot of time in the amazing pool enjoying that view. Having never been to Thailand or Asia in general, I underestimated the value of having a multi-lingual local as our rental owners are. They were able to guide us through everything, help us rent a motorbike from a trustworthy source, provide the best local restaurant/food delivery options, as well as the best dive shops for our money. Again… this is invaluable because although the island is small, the tourist traps are wide and plenty. If I could give their property more than 5 stars I would, it absolutely exceeded our expectations in every way. Leaving Top of the Rock Villa and the island of Koh Tao without crying in public will be one of the top 5 hardest things you ever do. I am so incredibly grateful to Rich and Coral, because without their help, our time spent in Koh Tao wouldn’t be as unforgettable as it was. *Update-we loved our experience so much we decided to travel back to Koh Tao and stayed here again. Already planning our next trip from the states. Thanks again!

Summary: Nothing was too much trouble for Rich and Coral. Rich met us from the ferry on our arrival in Koh Tao and took us up to the villa by taxi. It's well presented and organised. It's simple to run and has been recently renovated. Rich gave us an informative tour of the property and left us with a mobile phone for local use. If we had any queries or required assistance Rich and Coral were quick to respond - usually within an hour. Koh Tao is a small island and is relatively unspoilt. It is accessed by ferry only. The only cars on the island are taxis. It's easy to rent mopeds on a daily basis. The locals are friendly and keen to be helpful. We also stayed on Koh Samui and Phuket on this trip. Koh Tao was by far our favourite location. The villa is in a rural hill top location with stunning views. We enjoyed watching the tree shrews leaping around in the trees that surround the house and visits from the geckos who are quite vocal and keep the bugs at bay at night. We also saw several harmless golden tree snakes at a distance, but they were very quick to disappear as soon as they were aware of us. Unfortunately, we had very mixed weather which curtailed some of our plans for diving and snorkelling, but we had a very relaxing 10 days in the villa and we enjoyed the local restaurants. Rich and Coral left us with a list of restaurants on file and also local take-away services. Also, details and prices for a local taxi service. Everything is relatively inexpensive in Koh Tao by European standards. This is by far the best villa we have rented anywhere abroad. Rich and Coral have given considerable thought to the smooth running of the villa. The general maintenance and cleaning service was excellent and unobtrusive. we would have no hesitation in recommending the Top of the Rock Villa and may well return ourselves in the future.

Summary: Wow! 2 days was not enough at this beautiful property. What a gem. Modern and stylish and with very comfy beds. Loved the privacy, wildlife and seclusion. We previously stayed on the west coast of Koh Tao with the nightlife and found it noisy and filled with drunken backpackers. This was a wonderful contrast. Silence, amazing views and a huge pool-villa all to ourselves. The villa is so high you have a 270 degree view over the entire southern end of the island. You can see everything (especially if you use the telescope provided) - all the surrounding islands and the entire way to the mainland. The service we received was totally 5 star from Rich and Coral (they even went shopping for us before we arrived so our fridge was full of food and drink when we got there). They were constantly on hand with information and suggestions. The phone they supply is great for ordering from any of the food delivery menus available (we enjoyed both pizza for dinner and smoothie bowls for breakfast!). Meeting us off the ferry with a bottle of water and a free taxi is a lovely touch. Later we rented scooters as it’s an easy 5-minute drive from town. We recommend doing this if you can ride bikes as it gives you mobility to explore the island and avoid having to pay taxi costs. Thank you Rich and Coral! We can’t wait to return next year!
