Positive: Location OK, as the hotel.

Negative: They offer a free rental portable fan in exchange of a 5 star review on Google, which explains a lot the high rates at the platform (and believe me, a free portable fan when is 38 degrees outside will not sound like a bad idea). In reality, the hotel is far from being a highly rated hotel, at max. OK. Cleaning starts early and it is very loud. The vacuum cleaner next door was our daily alarm. The smallest bed we had in Japan and curtains didn't close properly, we had to use a hair clip to close the gap.

Positive: Nice small hotel in excellent position, 3 minutes walk from Nippori Station. Helpfull staff, cozy room (good dimension considering we are speaking about Tokyo) and a lot of good restaurant in the surroundings. Excellent value for money. Definitely THE place to stay in Tokyo!

Positive: Location was super - a short walk from a very well connected line. Chosen given ease of access to (eg) Shinjuku one way, and the airports the other way (only passing through Tokyo for a short amount of time), and it didn't disappoint on that front. The room is obviously tiny, but incredibly well put together for its size, and it wasn't a problem for us at all, even though we had several enormous bags (travelling long-term). I enjoyed the free coffee downstairs, and the on-site laundry was very convenient.
