Negative: Having to book a time to swim Beds in spare bedroom both boys struggled to sleep Hidden costs £30 for dog, £50 refundable deposit No towels and no soap

Positive: Instructions had been given and the lady was there on arrival. Welcome cake and tea/coffee. Location worked for us seeing family close by and the property had an enclosed garden for the dog.

Negative: Hidden costs that were not on booking.com that we had to pay which added an extra £45 to the cost of the stay. Had I known this up front I would not have booked the property. Dog cost is excessive - never paid £30 for any accommodation to take my dog. Now I'm having a fight to get some of this back. Property is dated, comfy enough aside of the single beds, bit dusty. I don't personally think it's worth the money however for what it is. I've had nicer for half the price in the same area.

Positive: Easy to find. Near the A47. Quiet and peaceful location Nice to see donkeys, pony, and hares. Comfortable and clean accommodation. Access to pool, snooker, and laundry for nominal charge available. Welcoming owner provided tea, coffee ☕️ and cake. Heating extra £15 to £20 extra, however luxurious. The owner asked for a £50 returnable deposit, however understandable. Car port available for parking at no extra charge. DVD player provided with small selection of DVDs to watch. Book cases had games and books. Well equipped and modest sized kitchen dining room. Washing up facilities provided. Pack towels as these are not provided. Gorgeous bedrooms with linen and pillows. Comfy double bed. Twin beds are a little springy. Pets are allowed for extra charge. Great little place for families with pets. The Modest sized fenced off garden is lovely. Definitely recommended. Good value for money. We enjoyed our stay and will definitely go again.

Negative: Minor inconvenience was that the shower 🚿 was difficult to operate in regards to obtaining a comfortable temperature. TV was small, and we could only get BBC 1 & 2. Extra charges as above were not expected. However, we understood and paid in cash.

Summary: Great little place for families with up to 2 pets.

Positive: Location was beautiful and very peaceful so felt very relaxing and is set in many acres of grounds with wildlife outside the windows. Accommodation was spotless and had everything we needed. Beds very comfortable with good quality bed linen so slept very well indeed. Had our own parking space. Our lovely host made a point of calling on us to make sure everything was all right .

Negative: Had difficulty getting the shower temperature to be constant. Can't think of anything else.

Summary: Peaceful, relaxing and a great base to visit friends and locations in Dereham and further afield.
