Positive: Easy walk into chiang mai, just outside old town so quieter. Lovely friendly staff, really helpful. Pretty garden. Fresh clean towels and linen

Negative: Tiny rooms, old bathrooms and limited soundproofing. Typical of traditional Thai guesthouses so if this is not what you want keep looking.

Positive: We came to Chiang Mai for the Lantern Festival on New Year’s Eve and stayed in this cozy, lovely home for 4 days — and honestly, it was not enough. After very busy and big cities, arriving at Tom’s Guest House felt like coming home to friends. We travel a lot and truly believe that places become special because of the people — and this stay proved it once again. We were lucky to stay with a wonderful, very friendly family, along with their beautiful super friendly little dog Seven and cat Eleven (yes, those are their names — sweet, right? 😍). Special thanks to Derek for the warm hospitality and for sharing the best hidden spots in Chiang Mai and Chiang Rai. We are truly grateful and really appreciate it. We highly recommend this place. Everything was clean, super green, cozy, calm, and comfortable. The location is great — everything is within 15–20 minutes walking distance, yet the street is very quiet. We slept like babies. There is a 7/11 supermarket just 5 minutes away, and a beautiful temple with monks right behind the house. A truly special place that we will remember with warmth. 💛

Positive: Most of all I loved the friendly crew we met there and the vibe they create. You can see they genuinely like and care about their guests. We even got an extra duvet on request and they offer tea and coffee The garden is pretty and filled with old stone statues and cute wooden houses. Little terrace is a great extension of the living space, plus there are many resting spots downstairs. The dog is cute and chill. Location is perfect, quiet but not far from old town and a local market and 7/11 nearby.

Negative: Everything worked just fine. If I would be picky - wooden houses are still wooden houses, so you may occasionally hear a scooter or your neighbours if they are loud.
