Positive: Very friendly and helpful staff. Quiet location. Good restaurant attached. Good standard of decor, bedding, and AC.

Negative: The internet was very slow; so slow the connection could not stream movies at full quality. The location is about 45-55 min south of Chiang Mai, so be aware of that. If paying for breakfast, order off the normal menu and forgo the pricey breakfast sets. 5 steps up room, so be aware if handicapped. The power went out in the morning and the water pressure also went out (perhaps due to power issue). The worst was the persistent septic smell in the bathroom from drain venting from septic.

Summary: Very Nice Staff, Room, and Garden Areas--but some issues needed some sorting out.
