Positive: Newly finished top quality rooms overlooking a lovely pool. Bed was extremely comfortable and room and bathroom stylishly designed.

Negative: Location isn't great from the nearby area perspective, as in you do really want o venture out and the beach isn't great. Having said that it's conveniently located between the city and airport. Breakfast was expensive for what you get.

Positive: The bedroom was nice, clean, the bed is comfortable.

Negative: Unfortunately many things went wrong for us. They close the gate everytime you get in and everytime you go out, which gives a weird feeling of being stuck, because we had to wait (sometimes 15min) before the guy comes to open the gate. The service was in general non-existent. I looked for water, for food (there is no restaurant in the villa but also not much options around), I looked for a towel for the pool, but there was nobody in the villa for the whole day. I tried to go to the small supermarket close by but it was closed. I finally found the guy taking care of the villa (he was outside), and he gave me water. But in general everything was difficult and I didn't feel welcomed. On top, during the night we had a lot of mosquitos and couldn't sleep, there is no mosquito net or repellent.

Summary: Difficult, not welcomed, and a feeling like I was in someone else's house.

Positive: This property was very new, clean and tidy. It had all the facilities we needed including a beautiful pool and garden. The staff were very hospitable and friendly. We had a night flight home after our stay and they were very accommodating. The property has washing facilities being super convenient. Upon arrival they gave us a choice of rooms. We will choose to stay here again when we next visit Colombo!
