Summary: If you can get a parking space on the square, it seems to be the best value around. Breakfast was really good and the staff were great. The location really worked for us and we very much enjoyed our weekend.

Summary: The location is excellent. There are many places to eat nearby, as well as the waterfront. The room and bathroom were spacious. It is not air-conditioned, which would have been an issue if the weather were different during our stay. As it was, we arrived on a very windy day that resulted in a continuous thumping noise from our room door. Fortunately, a quick-thinking staff member provided a piece of cardboard that stopped the rattling.

Summary: Lovely room and such warm staff that make you feel at home and taken care of. Only thing is that there is no lift and it can be a bit of a treck to get all the way up to the top floor using the narrow staircase! Otherwise very cosy and lovely stay.

Summary: The staff were extremely helpful and friendly. The rooms well presented and clean. Excellent choice of breakfast menu, served well presented and some different options to chose from. The only downside to this property is the parking as it does not have its own spaces and parking in Brighton is not easy due to all the new road changes taking place. The hotel is situated on a quiet square with a public garden. Just a short walk to the beach and town amenities.

Summary: Room was spotlessly clean and very comfortable. The breakfast was delicious and there was plenty of choice. The hotel is just a short walk to the seafront. We had a wonderful weekend stay and would stay again.

Summary: Wonderful small hotel in Kemptown. Beautifully presented. Spacious room with side sea view. Separate bath as well shower. Good selection at breakfast. Cocktails in fridge along with fresh milk for tea and coffee. Friendly and helpful staff. Very short walk to beach, a bit further into the centre of Brighton. Highly recommend

Summary: The staff were very welcoming, but the hotel is not equipped for the hot weather. Room 8, was tiny, right at the top of the building, no aircon. The shower head was blocked and a little faulty, there were light bulbs not working. For the price paid, I would have expected a much better experience. I asked about aircon, and the cited it being a historic building - but there are aircon solutions that don’t require external condensers!
