**First off, let's tour the outside of the house, featuring the following:**

A beautiful swimming pool with its must-have sun-bathing lounge chairs.
A terrace covering the entire outside with a shaded dining area for 6 people and a patio lounge set to relax and admire the sunsets in peace and quiet.
Everything set around a penthouse style home, overlooking the city of Mandelieu, with the birds singing in the morning as a bonus.

**And now, a tour of the inside. The villa is built on 2 levels, with the following layout:**

**At ground level:**

A large living/dining room furnished with a sofa, a coffee table, a smart TV, a dining table, chairs, etc...
A well equipped open-floor kitchen with a central island.
A first master bedroom with a large walk-in closet and an open shower room.
A study/office area for those who would need to telecommute and/or surf the internet on the high-speed wifi connection.
A laundry room and separate toilets complete this first floor.

**On the second floor:**

A second bedroom with a 160cm wide bed, opening to a terrace from which you will be able to admire the open view, or relax in the fresh air, or even keep an eye on the children playing in the swimming pool.
A third bedroom with single bunk beds, ideal for children, teenagers or adults who love bunk beds. This bedroom also opens to the outside.
A bathroom and separate toilets complete this second floor.

**IMPORTANT: For your neighbors' comfort and your own, please no day or night parties are allowed. Pets are not allowed except small sizes and upon approval. Smokers are kindly invited to take their cigarette breaks OUTDOORS ONLY.**

In addition of being 3 to 5 minutes away from the beaches of the city of Mandelieu, as well as its restaurants, local stores and its lively downtown area, you will be able to easily discover other picturesque towns and villages of the Riviera and Provence, including:

The fine sand beaches, in either Cannes, Golfe-Juan or Juan-Les-Pins, within 20 to 30 minutes by car.

The access to the coastal highway Autoroute A8 within a couple of minutes only, to reach the following destinations:
Antibes (20/25 minutes away), where you can visit the Marineland water park and say Hi to the killer whales and dolphins.
Nice (30/35 minutes away) to take a walk on its famous Promenade des Anglais.
Monaco (50 minutes away) to check out its breathtaking city layout, or go play at the Casino.

**!! CHECK-IN AND CHECK-OUT INFORMATION!!**
Check-in and check-out are flexible (like us), except if other guests are arriving and/or departing on the same day as you do, in which case the check-in is no earlier than 4 pm and check-out no later than 11 am (We could not find a way to clone our apartments.)
IMPORTANT: An extra charge of 35 Euros will be required for late arrivals after 8 pm and before midnight. Late arrivals after midnight will be possible only with a key lock box (we need to keep that time for Netflix).
