Halfway between Florence and Perugia on the Umbrian/Tuscan border a restored 3 bedroomed semi-detached farmhouse with private unheated swimming pool and glorious uninterrupted views over the Tuscan hills. In a strategic position to explore the medieval towns nearby or just get away from it all.
The property is very typical of farmhouses built in the Umbrian/Tuscan area and the original farmhouse dates back over 500 years. The semi-detached house, pool, garden and entrances are all completely independent and are not shared.
The interior has been restored with beamed ceilings, whitewashed walls and terracotta flooring. It is comfortably furnished with a mixture of antique and modern.
The accommodation is on three floors linked by a spiral staircase. On the ground floor the kitchen flows through to the living room, which opens onto a covered terrace for outside dining. The top floor twin bedroom has its own bathroom with sloping roof.
The 2 other bedrooms and bathroom are on the 1st floor area as is the private balcony which overlooks the pool.
Outside there are paved terraces and grassy areas with garden furniture for relaxing and alfresco eating. The house and pool all benefit from a south facing aspect and the garden is planted with olive trees and lavender.
The 10 x 4 metre swimming pool is on a lower terrace with a solar shower and the most spectacular views! The pool is 1 metre deep at the shallow end dipping to 1.3 metres at its deepest. The pool (unheated) is open from end May to end September weather permitting.
There are a number of neighbouring farms where it is possible to buy olive oil, eggs and firewood. The surrounding woods are also a good place for mushroom picking and some wonderful scenic walks. The nearest grocery shop is 1 kilometre down the hill in Volterrano village with a larger grocers in Morra 3 kilometres away. The nearby small town of Trestina (14 kilometres away) has 3 large supermarkets as well as restaurants, bars etc.
Citta di Castello (25 kilometres away) is the capital of Northern Umbria and the region is host to many festa's throughout the year, including a Truffle festival in November. It has a twice weekly market on a Thursday & Saturday & also hosts a monthly antiques market on the 3rd Sunday of the month. Perugia (60 kilometres away) the capital of Umbria hosts the internationally acclaimed Umbria Jazz Festival in July each year plus its famous Chocolate Festival in mid-October.
Castiglion Fiorentino (23 kilometres away), Cortona (26 kilometres away), Florence (110 kilometres away), Arezzo (40 kilometres away), Gubbio (57 kilometres away), Assisi (75 kilometres away), Urbino (95 kilometres away), Siena (85 kilometres away) and Rome (225 kilometres away) are further afield but are well worth a visit.
The house is about 30 mins from the Circolo Golf & Country Club Caldese at Lerchi.
Getting There: It is essential to have the use of a car to get to the house as well as whilst you are there. So if you fly it is advisable to hire a car from the airport rather than relying on local transport.

Rome, 2 international airports (Fiumicino 255 kilometres & Ciampino 244 kilometres) approx 2hr 45 minutes - 3 hrs.

Summary: We had a lovely week at this house in Umbria. It is really a very special and peaceful place, beautiful house and garden, lovely furnished and well equipped, great swimming pool. The surrounding is fantastic, it was great for us to be in such a quiet area. Maria was very nice and helpful, we also met her at the Alimentari when we got our Panini for breakfast. Our trips to Cittá di Castello, Arezzo, Assisi etc. in the late afternoon endet up in nice Pizzerias (recommendations of your blue book) and were always a nice change. Highly recommended!!

Summary: From the moment we arrived we were stunned by the views, the pool was perfect and villa was clean and well equipped. Luigi was very was friendly. The local village shop owners were very helpful and friendly despite our lack of Italian language skills We would recommend this villa to other holiday makers and we hope to return ourselves soon.

Summary: What a glorious place to spend 2 weeks. View spectacular, swimming pool excellent and all very well equipped. One of us was more concerned about the unmade road with hairpin bends leading up to the villa, but got used to it! All in all one of the best Italian holidays we've had for pure relaxation.

Summary: Pool, farmhouse, views all reminded us of our best holidays where we came away thinking we should buy somewhere like this property. After travelling and sightseeing for 2 weeks around Italy we wanted somewhere for the family to relax. The pool area and views from the terrace provided the perfect place from which to do this. It was also a pleasure to find a home with all the necessary utensils, books, games one might need in addition to a lovely welcome pack. All in all, a delight and thank you to Anna and Joanna for the ease with which they dealt with our booking.

Summary: This holiday rental is one of the best we have stayed in. The house is very well equipped with everything we needed and the views were stunning. We were there early in the season and so did not have use of the pool, but sitting in the garden and eating on the covered terrace & soaking up the atmosphere was wonderfully relaxing. Being "oldies" we especially loved the tranquility and the birdsong. As we were there in early May and the weather was unseasonably cold, the central heating was very welcome when needed. Also, the water pressure for the showers was (unexpectedly) very efficient. The only words of caution would be that there is only a narrow, spiral staircase to the upper levels. We soon worked out a technique for going up & down, but found we had to leave our large suitcases downstairs. The property is very well centred for touring the various hilltop villages & towns of Umbria, but it was always lovely to return "home" at the end of the day. Joanna, and her sister Anna, were both extremely helpful with directions and advice prior to our arrival & their welcome basket of goodies was a delightful surprise and much appreciated. We would highly recommend this property and hope to return again soon.

Summary: We spent a relaxing week in umbria. The facilities of the house are perfect, nothing to miss, neither in the kitchen nor any game or puzzle to play with. Maria was very nice and helpful. Unfortunately we were too late to use the pool and the nice garden due to weather. If you are looking for a comfortable, quiet place in a rural area this house is the place to go!

Summary: The house was exactly as we expected. Beautifully kept and very homely. The pool is in the most beautiful location and has 180degree views of the Morra Valley. The house is situated so that you benefit from a gentle breeze when outside but it is lovely and cool once your inside. We loved dinning on the covered terrace with the amazing views. Citta de Castello isn't too far to go to enjoy all the history and restaurants, if you can bear to drag yourself away from the house. We would definately recommend going there and will be going back as soon as possible!

Summary: We booked a last minute week here in November and whilst we would not normally have chosen Italy at this time of year as we prefer somewhere hotter, it was a great week. The location of the house was unlike anything we had seen, with amazing views of the rolling hills. It was beautiful, with all the trees in their autumnal colours, sunny during the day but with crisp fresh mornings and cosy evenings round the fire. The welcome basket with chocolates and a bottle of wine was a nice surprise. Cooking was a joy with quality ingredients from all the local markets. Still can’t work out how the most simplest of pasta dishes tasted so much better when cooked there as opposed to my own kitchen at home……and don’t even get me started on the wine! There were local festivals celebrating all things mushroomy, with restaurants having truffle based menus and we had some really great meals out, costing just a fraction of what they would have in England. We would love to come back again in the Summer to enjoy the pool and terrace with those wonderful views. We will definitely be back!
