Positive: Room is bigger than most Japanese 3-star rooms (trust me I have seen enough). Even comes with tubs and dressing table/safe. Staff are really accomodating and try their best to meet your needs, I even get extra pillows and towels in a jiffy. Amenities are great, washing machines, public bath, free beverages; nothing more to ask for. At their current rates, everything is a steal.

Negative: If you can't speak Japanese, just try harder to communicate. The locals don't speak too much English, but if you try to communicate, they will try too.

Positive: Convenient location, just 6 mins walk from Akashi station. Staff were very friendly and kind to assist. Baggage storage service was provided even though I arrived before check in. Washing machine and dryers were available for 100-500yen. Superior double room was comfortable for 1 person. I could live and work in the same space.

Negative: There was some smoke smell on the 2nd floor and lifts due to proximity to the smoking room.

Summary: Value for money. Recommend for solo travellers!
