A picture perfect cottage for 4, only a 20 minute walk through the forest to a lovely wild beach or 10 minutes walk to a gastro pub. The lane itself is a firm favourite of the local donkeys, the garden is private and gets wonderful sun. Fifty metres from the front door is the National Park heathland and from there you can walk for miles; past lily ponds, through Gypsy Wood, one of the areas finest stands of old oaks. What's not to love?
Rowes Lane is one of the quirky little areas of the New Forest that are a pleasure to find. The donkeys that live locally here often sleep overnight outside the house. There is a farm at the end of the no-through lane and only about 15 cottages and houses, with forest and fields behind them on all sides. It's a genial spot.
The cottage has had a total renovation 5 years ago. The owner is Norwegian musician, and her clean and uncluttered style shines forth. The kitchen, bathroom and hallway have underfloor heating. Bedrooms are styled on ‘less is more' principle and are very comfortable.
There is a first class piano here for those who are capable. It's treasure for the owner, who wouldn't cope with tea marks or grubby fingerprints on it… adults and child prodigies are welcome to play. Ask the office about the key.
No pets here please. This house suits those who have allergies.

Inside:
Walk in through the main front door into a small hallway. From there on your right is the open plan living/dining room which is a good size and well set up for guests. It feels lovely and light in here because in the renovation, bifold doors were added. The garden gets masses of sun, even in winter. Sitting out on the little terrace, with a coffee or wine is a real treat. Because the lane is a no-through road, there is very very little traffic noise.
The kitchen is practical and smart. There is plenty to cook and serve with. The table seats 4. Do bring any juicers or mixers that you might need.
The bathroom is sparkly in all the right places, in good condition, and the shower is a good size.
Bedrooms are a reasonable size and you can put a travel cot in either.
Outside:
The pretty cottage garden is mainly laid to lawn, south west facing and well fenced. It picks up the afternoon and evening sun well and can get really toasty by the house. The terrace area by the bifold sitting room doors gets really warm. Fold the doors back and bask in the sunshine in the house. It's a glorious spot.
There is a bike shed that you can lock. The parking is easy to access from the lane. It will fit all but the very large 4x4 cars.
Home Truths
The donkeys and ponies that live wild in this area will be ready to get into the garden the moment you leave the gate open. Watch out. They're cute but cunning!
The fireplace here isn't functional.
The owner is a professional musician (opera singer) and the piano is one of her treasures. It is in excellent condition and is locked for all guests. However, if you are a pianist, or a child prodigy, then you can ask us for the key. You must promise that your group will not rest cups or scratch of damage it, nor bang on it. Really this is very important. We will take pictures before and after your stay to check it's condition. Please call the office for more info' and you may be able to have the key.
There is a small selection of toys here - mainly suitable for under 5's.
Accessibility:
The house is single story with no steps inside. The shower has no specific set up for those with mobility challenges but it is a good size. There are two small steps up into the house through the front door. You can unload people from the car right outside the gate, and walk under 15 metres to the door, then you will have to park by the house.

Bathroom: Family bathroom with walk-in shower and underfloor heating.
Garden: A small garden of 1/4 acre, mainly laid to lawn, well fenced and south west facing. The terrace area here gets lovely and hot. Weber coal BBQ and matching utensils. There is a shed you can lock for bicycle storage.
Kitchen: Electric hob / Electric integrated oven / Microwave / Dishwasher / Washing machine / Nespresso coffee machine/ Dining table with seating for four.
Mod Cons: Smart TV / radio / Bluetooth speakers
Connectivity: Mobile reception isn't good / Excellent WIFI
Parking: There is parking for one car inside the gate. If you need more space, you can park outside the cottage on the lane.
Kids Stuff: small selection of toys and games are provided.
Pets: no dogs here please.

We want our guests to enjoy the use of the property and have a memorable time while staying with us. We have a few house rules to note, as follows;
- The property can not be used for parties or private events of any kind.
- No groups under the age of 25.
- Strictly no stag/hen dos or same-sex groups.

Summary: We loved our stay in Rowes Cottage. The location was ideal for our first visit to this area, with such easy access to Lymington and the coast, the Isle of Wight Ferry, Beaulieu and Brockenhurst. It was peaceful and tranquil. The living room was a bright and uplifting space to be, and the kitchen was extremely well equipped. Lovely to have a private garden too. Thanks for a great stay. We hope to return.

Summary: Beautiful little cottage clean, tidy, and everything you could need just like being at home. Coming from London I wanted a peaceful getaway which is exactly what I got! The only draw back for me was not having a car as transport is very limited, so I hired a bike from New Forest bikes in Lymington & I was away visiting a few lovely places. I really enjoyed my stay & it felt like home to the point of not wanting to leave. I highly recommend a stay at this lovely little cottage where the ponies and donkeys frequently visit!

Summary: The best thing was the location and space. Our stay here was average. For the cost, it should have been spotless. This cottage for the week was expensive and should have been cleaned better. Unfortunately I had to clean the grill when I arrived. There was a dirty tissue under the bed on the floor, there was a lot of dust under the beds and there was a mark on the bed sheets. Also, the double bed was uncomfortable. I couldn't get in for an hour when I arrived because I hadn't been given the key code although customer services was helpful when I finally got through.

Summary: It was way out in the sticks, never knew when you would find the road blocked by a collective menagerie of free roaming donkeys, horses, ponies, cattle, even in dark on unlit country roads. Walking routes flat along lanes, footpaths through woods down to zero amenity natural shingle beach. Spent a day without vehicle, and had good walk, with picnic. Pub walking distance down road has new landlord, who seems eager to please. It is quite an unique area, even for an ex pat Welshman used to sheep everywhere. Driving is gentle and laid back in area, as you never know when a hairy quadriped might stroll into road. Good batterie de cuisine at cottage, accommodation all on one level once you are in, two steps to front door and to rear. Sun to front in am and to rear garden in evening. We used as base to go to SOTON Uni, see cousin in Portsmouth. Quite a trip but with motorway for part of route. Visited Historic Naval Boatyard ( HNB )Portsmouth, twice with Gift Aid year ticket. Cousin was able to gain access to HNB without paying just had a free Pass to walk around, walk in small boatyard and visit cafes. Lymington and driving area ok. Imagine very busy in peak season.

Summary: We stayed at Rowes Cottage as a family of 4 and we thoroughly enjoyed it. A very clean and comfortable place to stay. The donkeys and horses walk past daily, which the kids really loved! The kitchen has everything you need (including a Nespresso coffee machine). The local East End pub is great and in walking distance. And many other great places are only a short drive away. We would highly recommend this cottage.

Summary: Family of 3 (18 month year old). The cottage is situated in a beautiful spot in the new forest, close to lovely walks / bike rides, pubs and Lymington / Southampton. There are wild horses practically on the doorstep and the cottage is also a very short distance from the coast. In terms of the cottage itself it was incredibly clean on arrival and is finished to an exceptionally high standard throughout (excellent bathroom, Meile kitchen appliances, comfy beds etc.). It was also very well equipped and the high chair provided was a premium brand. We loved the small, but pretty garden as well and secure parking behind the gate was great! Overall we loved our stay in Rowes Cottage and would highly recommend for couples or families looking for a break in a quiet location but with lots to do on the doorstep. Customer service was also excellent from the moment we booked with lots of excellent recommendations and quick responses to questions. Thank you team!
