Positive: Wonderful place where you could walk out a few steps and see the mountains and watch the hot air balloons float across the valley. Great amenities in the home. Quiet location. Very comfortable beds!

Negative: Advertising about hot tub and amenities off site was a larger fee ($20 a person per day). To say they are “perks” that come with staying here seemed a bit misleading as anyone coming through town can use the same facilities for the same price.

Positive: The house is on a culdesac so there was very little traffic and frequent visits from deer. The design of the house is great. The location is convenient and very close to the rec center and also close to WalMart. The TV loft is great with a comfortable ground futon to relax and watch tv with the family. Also, several streaming services are included. That was a nice surprise!

Negative: There is no a/c. Opening windows does make it cool enough but it can get a little warm at times. The community perks are not included but cost extra. Although we paid an extra cleaning fee with the booking, they expect guests to empty the trash and wash the towels before leaving. It just seems the cleaning fee should cover that.

Positive: Location was excellent to all the Pagosa activities. House was clean and quiet. Even though the property back yard is on the golf course, the backyard is deep with lots of trees and shrubs. Upstairs loft had comfy TV area with bean bags. Bedrooms were spacious upstairs and downstairs. House is on a cul-de-sac which has little traffic. Bed was comfortable. Windows open at night gave a nice cool night-time. Adjacent garage was handy for parking. The Pagosa Springs Golf Course was 3 minutes away. We had a short drive to the downtown Pagosa for River walk, hot springs, restaurants, antique shopping. Would highly recommend this property for a weekend or longer stay.
