Positive: Beautiful location, plenty of room for 6 of us to enjoy, quiet, kitchen stocked with pots, pans, plates, cups, dishwasher soap, washer machine soap, love the patio area, and beds were comfy.

Negative: There is another rental property right next door, and that was not clear in the booking. People could look right into the rental unless we had the shades closed. No spices besides salt and pepper. It was quite dusty inside and the carpet is pretty gross. The headboard on the bed where my daughter was sleeping fell off the wall while she was laying in bed. Doesn't appear the headboard was screwed into any studs and the screws came out of the wall. After check out, we didn't receive any receipt. I reached out to Sykes Cottages, the management company so we could submit the receipt for VAT reimbursement. They initially replied that they couldn't find my booking, when we checked out the day before. I sent them the booking number via email and heard no response. I finally found a number for them, waiting almost an hour. Getting the receipt took about 2 min. once connected. But I spent hours of our last day in Edinburgh trying to resolve the issue with the owners via Whatsapp and then the management company via email, Whatsapp, and finally phone.

Positive: Rooms were a great size, we practically lived in the large welcoming kitchen, garden was well kept private and well equiped and location great for theatre and town centre.

Negative: Hill from the road to the house was on the steep side for anyone with breathing or walking issues!

Positive: Self catering fine. Think steep short slope needs to be stressed if walking from theatre to house. Lights in the dark up to house would be beneficial.

Negative: An explanation of distance from house to festival theatre if elderly. I am 72 , healthy and quite active. Slight incline up and down to theatre no probs , but, less active folks may might it a problem. The house is fab, clean, and so suitable for 4/6 people.
