Positive: The staff was super helpful and always available. Located super close to Niza (10m drive). Alpalhao has some interesting restaurants and it is super quiet, which allows for relaxing. The pool outdoors is well exposed to the sun, so a must for summer days. The restaurant has interesting options and good food, and it is the same place where breakfast is served. The breakfast is also quite decent for the price we paid. Free parking is actually a nice perk as well, as well as Wi Fi that worked just fine. Sauna and Turkish bath worked quite nicely.

Negative: Long gone are they days (over 10 years )that both Booking and Tripadvisor were awarding this hotel. The main reason is clearly that over the years maintenance was not done. From the strong smell of chlorine that comes from the underground floor, where the indoor pool and spa is located, all the way up to the 1st floor, to the holes in the roof of the pool (and the pool itself that needs a high and urgent maintenance), to the beds that are giving the skin away, to spots on the floor and walls of the room, to a balcony for a double room with just 1 chair, plenty needs to be done. We spent two days at the hotel and the common stairs we used to get to the ground floor, kept the same dirt on it for all the stay.

Positive: Staff and facilities were great. Free parking, good breakfast, quiet and nice sized room. Dinner at the restaurant was excellent! Easy to find as it is on the main road.

Negative: Don't like late check-in time. 4 pm is very late compared to most hotels. Pillows were not very comfortable.

Positive: Not enough time to take advantage of the hotel spa and pool (late checkin and early leave) Curtains are suitable to block light. Good quality of breakfast products, although limited.

Negative: Cannot admit that they make us checkin at 16h00 (!) and room is not properly clean (excuse provided at checkin was related to "time for cleaning"). Spots in the carpet. Table next to my bed was bended/ not 100% steady. Balcony not 100% clean and with poor maintenance, requires reinvestment. Architecture of the room is not suitable, having a window that destroys privacy in the bathroom (curtain is not enough, not manipulated from the inside; too much light for people sleeping!). TV in the room is redundant and annoying, with the screen always on. Bathroom has poor maintenance. Bath tub design is terrible when regarding avoiding water to leave during shower.

Summary: Maintenance required, too high price for visible degradation of the facility/ insufficient cleaning
