Negative: Very noisy people in ground floor rooms reverberated to the 1st floor rooms. Not much sleep was had, noise eas from 10pm until i left at 6am

Positive: Love the rooms. It is very spacious and comfortable. The beds were also great. We were given hot chocolate and tea/coffee sachets, which is amazing on a cold night during stay.
Negative: The Hotel Location is not where Google shows. the address shows 136 Giblett Street but the actual building is number 109 which is inside a different name Hotel called "Tall Timbers Accommodation" which wasn't informed to us at all and we had to fugure it out so it took us a very long time to find out stay specially because we did after hours check in so no one was there in person to ask for help.
Summary: It is highly recommended but needs better location instructions
