Positive: Awesome authentic stone house with huge terrace, amazing pool, hot tub and the most stunning view over Sitia. Maria has been especially kind and proactive in communicating. No needs or wishes unresponded.

Negative: Tricky 2 km driveway/dirt road up the hill which might leave a few scratches to your rental car

Positive: Stunning view, modern, clean, well equipped, lovely pool and hot tub.

Negative: The drive up (10 minutes of single track road) was much better after doing a couple of times but was definitely worth it after seclusion and amazing views. Unfortunately couldn’t get the tv to work but the owner has now replaced it. A table tennis table would make this villa perfect.

Positive: The location of the villa is just superb. Perched around 300m above Sitia, amongst olive trees, with amazing views of the area. The area itself is very rustic, with no other properties next to the villa, so it is quiet, peaceful, and very relaxing. There's very few tourists in this area which only just added to the appeal for us. Maria the host was very communicative and also available to answer queries. One day the shower blocked and she had it fixed the next morning which was great. The villa is exactly as shown in the photos, but even better when you get there. The pool is lovely, 1.35m deep in the shallow end and 1.85m deep at the deep end. Thankfully, we didn't have any small children with us so no problems with the pool. The views from the hot tub at sunset are stunning. The villa is well equipped also, only thing it really lacked was a washing machine but we just hand washed what was needed. There's a few different seating areas around the villa also, so as we were two couples (parents plus son and daughter-in-law) you could sit around the side of the villa while the others sit elsewhere and chill out which is nice being able to give yourselves space. We bought some citronella candles in Sitia for sitting outside at night to control mosquito bites. On the second night one was in our room and I got badly bitten all over. Make use of the fly screens on the doors and windows and make sure you use repellent spray! When you travel to the villa travel via Sitia/ Piskokefalo/ Zou as the shorter route from Sitia on Google maps takes you up what appears a largely dirt track which I suspect will be problematic in a non 4x4. Make sure you try Aéroinon in Piskokefalo for food also, it's superb!

Negative: The road up to the villa, is a concreted single track road which winds it's way up the mountain. In places it is steep and not great quality. The first time we ascended it we were a little anxious, especially being used to UK roads. But after a while you will get used to it and not flicker. On a few occasions we met another vehicle coming the other way. Most of the time they reversed to an area where they could pull over but on one occasion a van refused to move and drove almost bumper to bumper as we reversed up the steep incline looking for somewhere to pull in. We had an automatic Skoda Rapid which coped well if you were careful. A small manual car might struggle. Going up at night in the dark will be tricky if someone comes the other way as you can't see when reversing and some of the edges have steep drops. Only other real talking points, and this his just being a little over critical, is the aircon is only in the living room, so if you shut the bedroom doors at night the rooms quickly get very hot. We visited during a heatwave and it did get uncomfortable at night in the main bedroom. The only other point was the pool could maybe have done with a clean during our two week stay. There are lots of insects around and many ended up on the pool floor. I got up on a morning though and spent some time early on using the net which was next to the pool to try and keep it clean as best I could. Watch your step around the brown tiles around the pool also as they are very slippery when wet.

Positive: The villa is just perfect place for relaxation! Very quiet, peaceful, perfectly equipped with anything you may need. And what a view!!! It has beautifull outside area with perfect swimming pool and great outdoor kitchen. Eating dinners sitting outside and looking down to Sitia was just splendid. As it sits on the top of a mountain range some may find getting there as a bit of challenge. Follow the route recommended by Maria and you will be perfectly fine. In majority it is a concrete path and easily manageable with rented car (though I would not go for the smallest one - had Seat Ibiza which was just right). It takes 20 mins to get there from Sitia. Communication with Maria was super easy and whatever was needed it was dealt with promptly. I would happily come back!

Negative: Ironing board would be helpful.
