Positive: We loved this had two separate rooms with 2 bathrooms and a separate sitting room - good space for a family. Very nicely furnishes. Our hosts kindly left some biscuits and a bottle of wine to welcome us. Very clean and good A/C Easy to walk to Rome Termini from here and also for the Coliseum etc.
Negative: Our flight was delayed so our hosts were unable to meet us at the property. the next day (when we were out sightseeing) the host was ringing me and texting me to be at the property at 11am to fill out the registration papers and pay the local tax. We were in Rome for 2 days with a full itinerary and that was not possible. We sorted it eventually by filling out and leaving the cash and having to send images of our passports on WhatsApp (whilst out in the city). I felt hassled trying to do all this whilst (in this case) on a tour of the Coliseum! It could have been arranged in advance or when we arrived but hardly convenient in the middle of the day when we are there to see the city - and totally unnecessary to do like that as it happened. Our hosts were very pleasant I should add and accommodating. Of note - the key that is given out for the main street door entrance does not work - you have to buzz in and the hosts allow you in - it works but not ideal.

Positive: Perfect location in the city centre in a recently renovated apartment, great for couple with 2 kids. 2 separate bathrooms. Everything new and perfect. Totally worth it. I was afraid for being new in the area, but it worth every penny. There is a carrefour just in front. It is in the 5th floor, but the elevator is great. Giorgia also gave us a wine and cookies. Really appreciate it. She is also super responsive and nice. It deserves a 10. Amazing apartment. Thank you for everything!!!’n
Negative: The only reason I don’t give a 10 is that unfortunately the main door of the building needs maintenance. The key does not work and we need to ring the bell all the time so Georgia can open remotely. Giorgia was fast in opening 90% of the time. she also assure us that Maintenance is always scheduled, so it should not be a problem after July 2025.

Positive: We had a great stay in Rome! The apartment was very beautiful and perfectly clean, the same with the building (a special mention for the elevator, a marvel of good old engineering). It was all beyond my expectations. Giorgia was really kind and helpful all the time. And yes, we were welcome with a bottle of good Italian red wine! Grazia mille!

Positive: Everything about this apartment was great. The hosts were friendly, flexible, and quick to respond over text. The location was ideal: it's close to the Repubblica Metro stop, bus lines, and the major tourist sites, but the area itself isn't a crowded tourist site. It's surrounded by many highly rated restaurants, a coffee bar is literally next door, a well-stocked grocery store is right across the street, and a popular gelato store is around the corner. The apartment itself is beautiful. On the top floor (5th floor), it has high ceilings and very good air conditioning units in all rooms. It's nicely, tastefully decorated and felt like a small palace. The combo washer/dryer worked well and allowed us to not pack so many clothes. We didn't cook anything, but there's a full kitchen with cookware if you wanted to. There was already some coffee, breakfast items, wine, etc., so no need to go shopping right away. There is a charming elevator to make it easy to bring luggage, groceries, etc. The rental price is excellent, especially for the location and quality of apartment; I would expect they can charge a lot more for this place if they wanted to. The hosts made us comfortable not only with the stay but also with our first trip to Italy, which was much more chaotic and unclear to plan than with our many other trips to other European countries. They had many great restaurant and tourist recommendations and were very accommodating. They met us at the apartment for check-in, which could also be done remotely if needed. I was there for also business and needed an iron; they brought us one right away, even though it wasn't included in the room (but maybe it will be later?). If we ever return to Rome, we would 100% see if this apartment were available again. Our friends on the same trip had apartments or hotel across the city, and they didn't seem to have as good an experience as we did with our apartment. Grazie mille to the hosts!
Negative: Our only real complaint isn't with the apartment but with Booking.com. It seems to be a common problem (as verified by their own customer service agents) that Booking.com advertises a free taxi from FCO airport, but once you book the apartment, many people online have reported that they were not provided a link to get that free service. This happened to us, and it took us close to 2 weeks to have this resolved with Booking.com, which isn't great at communicating, both on the phone and especially over email. So, if you have this problem, be prepared to resolve it as soon as possible. (To their credit, Booking.com did eventually resolve it, but I had to email their CEO, VPs, to get their attention.) Another advice (but not a complaint since it didn't affect us) is that in the bedroom with bunk beds, the curtains are sheer to let in sunlight; but, if you need total darkness to sleep through the night, you should bring eye masks. This isn't an issue with the other bedroom which had thick curtains.
Summary: This is the best apartment we've ever had in Europe!
