The house is located on the outskirts of the village of Livadi in Arcadia, on the east coast of the Peloponnese, about 8km south of Tyros. The Mediterranean Sea is just 600 meters away and the elevated position, 90 meters above the sea, gives you a unique view of the water and the islands of Spetses and Spetsopoula. The house is accessible from the coastal road via a short and paved private road.
Completed in April 2018, the holiday home is spread over two floors with a total living area of approximately 105m². On the ground floor is a bedroom with a box spring double bed, a bathroom with shower, a large storage room with washing machine and an open living and dining area with integrated kitchen.
The kitchen is modern and high quality equipped, the dining table is extendable and offers more than enough space for six people. In the living area is a HD TV with satellite Astra available. Internet access with unlimited data volume is provided by WLAN or LAN connection. The fireplace offers for cooler winter days not only the possibility to heat the living-dining area, but also the other rooms and bathrooms via integrated water heating. For the 50m ² terrace (partially covered) on the ground floor are enough garden furniture available: six chairs, a table and two sun loungers.
Upstairs there are two bedrooms with two single beds each. Between the bedrooms is a bathroom with shower. From the bedrooms one reaches the 30m ² large covered terrace. The cozy garden furniture, a three-seater sofa, two armchairs and a table offer plenty of space to relax.
All bedrooms and the large living-dining area are air conditioned. The bedrooms have large floor to ceiling wardrobes. The shutters are electric.
On the two main terraces you will find plenty of shade from the early afternoon. If necessary, sunny spots can be found next to the lower terrace in the afternoon.
The house is built on a 2250m ² olive grove. The property is terraced. From the coastal road you reach a short and paved path to a large flat space (about 100m ²) next to the house. This space can be used as a car park and from August 2018 as a basketball court.
The sunrise over the sea is spectacular and impressive every morning. This stretch of coast has the wonderful combination of crystal clear water and incredible mountains. There is a very high quality of equipment that is rarely found in holiday homes.
In the small village of Livadi there is a tavern with a large terrace, which can be reached in about 10 minutes on foot. The pebble beach with fantastic water is just under 20 minutes away on foot, there is also a small beach bar in the season. There are other beautiful beaches near Tyros and Leonidio. In the harbor town of Paralia Tyros there are many restaurants and bars, as well as small grocery stores, as well as doctors, pharmacies and banks.
There are virtually no limits to physical activity in the area: swimming, snorkeling, cycling, mountain biking, climbing, paddling, hiking and much more.

Summary: What can I say about this villa other than book it! The villa is beautiful and even more impressive than the photos. The view from all the rooms and the terrace is incredible. Ingo could not have been more helpful and responsive to any queries we had. And the welcome pack we received prior to travelling was so detailed it made our arrival a piece of cake. The local beach (Kalo Livadi) is gorgeous....small but has a great beach bar and sunbeds/umbrellas which are free. The food and drink there is great and so cheap! The nearby town of Leonidio had everything we needed and is very pretty with some lovely restaurants. You do need a car for this villa as it is about 20 minutes from nearby towns and the villa's drive is a little scary at first but we soon got very used to it! We absolutely loved our 2 weeks there and would book again in an instant.

Summary: We had a great stay in this amazing villa. Everything is as displayed on the photos and better once there. The view on the bay is great, the environment is very quiet and the house has all the equipment needed. Leonidio is not far away and the village itself has a taverna 400m down the hill. Well detailled instructions were sent before our arrival, something rare to mention. I highly recommend this rental for your future vacation!

Summary: The villa was lovely, clean and with lovely views. The driveway was rather scary at first as it was quite narrow and steep but we soon got used to it. The directions given were very straightforward. However we would have struggled to find it in the dark. Although just off the main road it was quite isolated which we liked. The main road was steep and winding but there was not much traffic which helped. The beach was lovely. It was shingle but beach shoes helped and the sea was clear and warm. There was an excellent beach cafe which provided snacks and cocktails and free sun beds. There were not really any good restaurants nearby and only two small villages. For us that was fine. There was not a lot locally for children.

Summary: Very practical living space in an elevated position and great views over the Livadi bay. Has a really lovely wood burning stove which was really cosy for slightly chilly November nights. Modern and practical interior with comfy beds and sofa. All in all a thoroughly comfortable home from home which suited our group perfectly. The owner communications were faultless and always done in a timely manner. Thank you so much.

Summary: Very nice villa. Well-equipped and comfortable, with a great view down to the sea. Also, a very good restaurant about 12-15 minutes walk away, along a very quiet road towards the beach (good food, open all the time and they speak English). The owner replies quickly to emails and is very helpful and informative, and made the arrival arrangements and getting into the villa very convenient (not the case with some owners!). Lots of good walking and rock climbing in the area.
