Summary: Some of our group had never been in this part of Texas. As first time, guess they found it to be such a relaxing, beautiful experience. The property was just as advertised in fact even better.

Summary: We always book this location for larger groups. Love the secluded location. Here you are able to disconnect from everything. Love sitting on the large porch with family and friends to enjoy the nightly breeze.

Summary: The perfect place to go and get away! Internet is sparse, so the kids play outside on the many courts and play checkers on the porch. We played in Garner all day and looked at the stars from the porch at night. This was our 2nd stay and we'll be back!

Summary: Beautiful place, perfect for viewing the eclipse (except for some thin clouds). We had a family reunion here to watch the eclipse, and thoroughly enjoyed our stay. It is very isolated on a long unpaved road. We hiked some of the trails and drove to the Frio River to go swimming. The kitchens are well equipped. The caretaker and owner were very helpful. Note: the mattresses are firm, so plan accordingly.

Summary: Great house! Very comfortable and super private. The views from the porch made you want to sleep outside. It was gorgeous! Not seeing a neighbor at all was a big plus too. The kitchen and living room in the main area were HUGE. No dinning table but the stools around the kitchen counter worked fine for us. The couch and lounge chair were super comfy. The whole place has a log cabin feel that is super cozy and cute. The description on the house could use an update. The 'barn' where we stayed is all one building. Behind the first door you will find has two bathrooms, two bedrooms with queen beds, kitchen, and living room. The next door is a room with a queen bed. The next door is a bunk room with four bunk beds and another door. Through that door is a pool table room then another door leading to another queen bed in a bedroom. Worked out great for our party, the description just leads you to believe there are two separate buildings. But that could be how VRBO has to make owners list the houses. Literately the only thing bad I can say about the house is the two upstairs beds were a bit hard. They could use a foam pad or pillow top addition. My boyfriend folded up the extra comforter for my side of the bed and it was ok after that. They don't provide sheets or towels but the pillows, comforters, and extra blankets were very nice. The owner, Steve, is great to work with as is Mike the property manager. Mike is on sight so if you have any questions, he's there to help.

Summary: We get there late and they wait for us to accommodate us, all the ambience is great

Summary: Do yourself a big favor and book this beautiful property for the whole week. Bring the family. There is so much to do and it’s all gorgeous. The kids were out side the whole time. There is so much more to do than listed, including a frog pond, tennis court, volley ball, basket ball, fire pits and so much more… Host was responsive and attentive, AC is super cold… Leave the iPhones and switches. Bring the binoculars, critter nets, goggles, skip-bo cards, flash lights, walkie talkies, beer and floaties…

Summary: If you love the rugged beauty of the Texas hill country and want to take a break from the fast paced world, this is the place! The property is beautiful and the accommodations are spacious and comfortable. Lots of outdoor activities and nearby Garner State Park is a must! On the other hand, if you go into withdrawal if you can’t connect to social media, you should probably choose a different place. I did not have cell service at all. Others had some hit and miss signal. I myself enjoyed being disconnected for a few days.

Summary: We highly recommend this property. It was a reasonable drive to the frio river. The property had everything. Tennis court, horse shoes, corn hole set, hiking trails, volleyball court, a humongous smoker, a gas grill, a charcoal grill, quality rocking chairs, the list goes on & on. The a/c in both cabins were 100%. The beds were comfortable. There was plenty of trash bags and toilet paper provided. There was peace, tranquility, and privacy. We saw deer, wild turkeys, beautiful birds. The nighttime breezes were unbelievable! The stars at night were very bright. There were small grocery stores nearby. Garner state park was close by. There were opportunities for short drives through breathtaking scenery... just be careful and DO NOT speed. We stayed 3 nights but regretted not staying 2 more. It would have been worth it. You can really rest and relax here. No noisy neighbors or traffic whatsoever. Believe us, this is the place to come for your family vacation.

Summary: Beautiful scenery, out of the way but not far from town. Several activities already on property. Main house great, the barn house was very oddly put together, and had terrible problem with the A/C working. Only thing missing was a place to swim and fish We had a wonderful time and would recommend it.
