Positive: Gorgeous setting with views over fields and the host's garden not far from Buckingham. There is two individual lockable bedrooms and a shared kitchen/sitting room. It was beautifully furnished and spotlessly clean.

Negative: One improvement I would like to suggest would be a saucepan, so one could cook a bit of pasta. Whilst there was an airfryer and a microwave which is great, a saucepan would have been more useful for us to cook a simple supper.

Positive: Such a gorgeous little cottage, everything inside felt luxurious and all of the appliances were top of the range and easy to use. Initially I booked it for my partner and I to stay over for a wedding nearby, but my dad and his wife ended up calling Helen to see if there was space for him also, Helen was very accommodating and we all ended up staying there together. The wedding was lovely and our stay at Hedges House just made the whole weekend perfect.

Negative: I couldn’t fault this property, this was an absolute gem and my partner/dad/stepmum kept thanking me for booking it!

Summary: A truly wonderful weekend stay!

Positive: Lovely quiet rural farm setting. Spacious modern 1 bed ground floor semi detached accommodation. Key box check in/out. Ideal base for exploring or as a place just relax and enjoy the superb environment.

Negative: Satnav not sufficient and a tiny hard to see name board burried low in a hedge, easy to miss. Absence of washing machine and poor wifi signal strength.

Negative: A little short on Utensils. A bread knife would have be useful.

Positive: The property was spotlessly clean & lovely and warm. It was beautifully decorated. With all new appliances. Helen gave us a warm welcome on arrival. The property nice and quiet with good views.

Negative: We were lucky to be the only guests staying. We hadn’t realised until reading a review just before leaving that there could have been other guests staying in the second bedroom. If that had been the case we would have felt very awkward sharing the communal area. If we’d been staying there with friends it would have also been tricky as only two comfy chairs & only two chairs at the table. The property suited us for a two night stay but wouldn’t have wanted to stay longer.

Positive: Lovely remote location. Well appointed and comfortable rooms. Plenty of space with bedrooms and the lounge/dining area. Lovely breakfast. Will stay again. We used it for the Waddesdon Christmas Fair.

Positive: This place is a gem, and Helen a wonderful host. The setting and views are stunning; the rooms are beautifully presented and finished. And the facilities (toiletries, food and drink) are high quality, as is the breakfast. Helen was attentive and very helpful.

Negative: Nothing at all about the premises or service - it's perfect. But don't use R&R cars to get to/from there - despite being booked by email they didn't turn up! Use Royal cars in buckingham instead.

Summary: Very enjoyable, high quality, really relaxing place to stay.
