Armadale Cottage is a newly renovated cottage located in the centre of Portmahomack. The cottage is less than 100ft away from the beach and harbour with fantastic views of the Dornoch Firth. All rooms of this cottage are on the ground floor.
In the open plan lounge/ dining room, there are 3 arm chairs around the wood burning stove and a TV with Freesat channels in the lounge. The kitchen is equipped with an electric cooker, dishwasher, microwave oven, electric kettle, toaster and kitchenware. The dining table has 4 chairs. The bedroom is furnished with a double bed, bedside units with lamp, wardrobe, dressing table with a mirror and a TV (suitable for DVD's only). En suite shower room with mains shower, wash hand basin and toilet. Utility room has a washing machine with dryer, iron and ironing board. Cottage parking has street parking outside the property. The Cottage has electric heating and Wi-Fi is provided at no extra cost. Guests have access to the entire property. A car is recommended for this property.
There is a bus route that runs from Portmahomack to Inverness. There are a couple of restaurants, cafes and bars. No smoking. Not suitable for pets. No parties or events. Check-in time is 4 PM - 10 PM. Check out time is 10 am. Although housekeeping staff will clean the property after you leave we respectfully ask all guests to clean and put away any plates, cups, glasses, etc they have used during their stay. All bed linen, towels (one hand towel and one bath towel per person), electricity, heating and Wi-Fi are included in the price. Summary: Enjoyed our stay especially its location and parking. Bed was very comfortable. But some criticisms - only 3 plates and side plates and 1 sharp knife. Living room chairs are far too low for older people to get up. Shower and its entrance is far too narrow as is the toilet recess width. Bottom sheet was threadbare! No instruction manuals available for TV and satelite box, heating or dish washer so unsure how to operate them!

Summary: The flat was comfortable and cosy. Just a few points - a few notes about operation of heating, bin types etc - a few basic utensils: wooden spoon, place mats for table, chopping board (non wood), ice cube tray was useless - lighting of kitchen area useless, Down lights under cabinets would be perfect! Tap top washer needs repaired - high pressure causes water all over kitchen! Seats in lounge were ok, but small and low, hence not comfortable for taller folk.

Summary: Lovely location. Not as clean as we would have liked. Dirty fingerprints on all kitchen cupboard doors, skirting boards in bathroom very dusty, dirty marks on wall round fire. All cleanable in a few mins but made us wonder why we had to leave at 9 but couldn't get in till after 5. Good job we took plenty loo rolls as there was only half an inch left on the 'welcome' roll. Thinnest quilt we've ever slept under and no blankets for chillier nights. Oh and could do with a couple of waste bins in bathroom and bedroom and an information pack with info in such as where's the bin, bin days, recycling, how to work the heating and washing machine, local docs etc that all the other places we've stayed in provide. As mentioned by a previous reviewer take a hair dryer if u need one. There's a good circular walk that takes in Tarbot Ness but watch out for the cows with calves. If like us u weren't keen to brave the herd there's a car park close to the lighthouse with fabulous views, we saw a couple if Minky whales. Loads of woodland walks nearby, Dunrobin Castle is worth a visit, Golspie Beach, tour of Orkney Isles, Mustard Seed restaurant in Inverness and Chanonry Point is brilliant to watch dolphins feeding.

Summary: This was a lovely, clean retreat for our break away. It's in an excellent location with beautiful views. The only gripe would be we didn't find the chairs comfortable, maybe a little sofa would have been better to sink into after a day of hiking. Can't wait to return.

Summary: Great location right across from the sea. The cottage was lovely, clean and cosy with a wood burner which we used every night. Very comfortable bed and very quiet. The cottage was well equipped (although you may want to bring a hairdryer if you need one) We’d go back in an instant.
