Positive: The biggest room we've ever stayed in Japan with separate kitchenette and washing machine. Very comfortable. Lovely staff and great value for money. Would highly recommend.

Negative: The room was on the ground floor, next to the carpark where the smoking area was, so you could smell cigarette smoke, and occasionally hear chatting & laughing.
