Positive: This is a budget hotel! It is close to the bicycle trail in Xenia. There are ew options available here and the B & Bs were not available. The room was adequate, its close to dining options, and the gas station need by was about the cheapest in town. I don't really need much, but when I asked for something the staff/owner was happy to accommodate me.

Negative: This is a budget Hotel, it could use a bit of updating and TLC. The grounds could use a bit more cleanup. The towels were old, the sheets were old, there was a spider web or two, and the sink drained slow. I didn't see any bugs ( I checked all the places bed bugs hide when we arrived and found no evidence.) There was a lingering fragrance from the cleaning supplies that lasted the 4 nights we stayed.

Summary: If you want the experience of a higher priced hotel, go to the higher priced hotel.

Negative: towels were horrible and not enough provided. The blankets had smoke holes and tears in them. Really need to upgrade and replace their towels and bedding
