This luxury canal-front home with private jetty is perfect for those larger families or family groups who want that little bit extra whilst enjoying all that Mandurah offers - fishing, boating, canoeing, surfing, nature walks and more, all within minutes walking distance of the town-centre and foreshore. With three large rooms, spacious living spaces, a private jetty and water sports equipment.

The living area has a well-appointed kitchen (stainless steel appliances, including Meile oven, gas cooktop, coffee maker and microwave. The dining/lounge area is furnished with leather couches, eye-pleasing décor and a large 75 inch Smart TV. The home is equipped with WiFi and high-speed FTTP National Broadband Network (NBN) connectivity. When not glued to your TV or devices you can gaze over the canals and take advantage of the indoor-outdoor living with the entertainment/ barbecue area.

Upstairs there are three impressive bedrooms. The master bedroom has a King bed, built-in robes, ensuite bathroom, a luxurious bath-tub (with an amazing view), large shower and separate WC. This is a room with a balcony and magnificent view over the canals.

The second room has a queen bed, bed side tables and usb power boards.
The third bedroom is perfect retreat for the kids with a double bunk and trundle. There is also a desk and dedicated work space for those busy people.
Both bedrooms have access to the second bathroom and separate toilet to use.

The laundry has a large washing machine and a dryer. It also has a chest freezer for the keen fishers. Nearby is the separate downstairs bathroom and toilet.
The home has a private jetty for holidaymakers with their own boats. The home is only a few hundred metres from the local park (with children’s playground), and only 1.5KM to Mandurah’s foreshore and famous café and restaurant strip. Surrounded by cycle-paths, nature reserves and both crab and fishing spots, this location is second to none.

This home has it all. Suitable for families or family groups, it is the perfect destination for that summer holiday or short mid-week break.

Due to some unfortunate issues in the past- it is fair to let all potential guests be aware of the following:

This accommodation is part of the Port Sails Complex. The complex is run by a governing body who have a strict NO PET and parking policy. No pets are allowed and only two cars can be parked at the venue during your stay. Any non-compliance of these by-laws will have their stay cancelled immediately with no refund and loss of the security deposit. This is not negotiable. The neighbours will notify us if this issue does occur.

Guests will be able to access the whole house.

Beautiful canal setting, close to shops, in a private, gated complex.This magnificent home is in Halls Head, overlooking the canals, very close to Mandurah's best beaches, the foreshore, restaurants, cafes and just around the corner from a wonderful skate and activity space for the kids. There is a golf course just minutes away, places to surf, cinemas and shops at your fingertips.

2 carparking bays, walking distance to shop.

Please note that local bylaws preclude outside entertaining and loud music after 10PM. This is a quiet residential area and neighbours WILL call the police if there are parties or noise pollution after that time.

Up to TWO cars can be parked in the driveway in allocated spaces.
House Rules and Information

While we understand the majority of all guests are very respectful, due to some unfortunate instances in the past, it has been made necessary for the house rules to be made explicit and detailed.

Please read the following house rules and ensure that your guests are aware of the terms and conditions. Proceeding with the booking is an acknowledgement that you have read and agree to the following terms and conditions.

For the booking to be confirmed, you will be sent a registration form with a copy of these terms and conditions which must be agreed on prior to arrival. In addition, the registration form requires a copy of you holding your photo ID for verification purposes. A hold on funds for your security deposit of $700.00 must be authorised by you on the day of your stay. The lock-box code will be sent automatically on submission of the authorisation . The deposit will be released automatically shortly after your review is submitted and on the provision that the house is left in good order as the rules require. Please understand that these rules are not negotiable as they serve to satisfy the requirements of our insurance company to cover our guests during their stay and damage of the house in the case of any damage.

Before reading further, please be aware that this is a strictly No Dogs allowed venue- the complex is extremely strict about this and any guests who bring a pet will be required to leave with no refund as the owners will be penalised for this occurrence by the body corporate.

GATHERINGS OR FUNCTIONS

a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
c) The accommodation will not host 'schoolies' or 'schoolies' events as the venue and neighbourhood are not suitable or safe for these occasions or gatherings.

N.B. We have elderly neighbours who will complain and notify us of non-compliance including excessive noise and parking more than two vehicles in the allotted bays- in which case you will be asked to leave. They will also call the police if they suspect any illegal behaviour. In this case you will be required to vacate immediately, and refunds will not be given.

For excessive noise, you will be issued with an automatic warning via a phone notification. The second incident will result in security being contacted and their attendance will result in up to a $250 fee that will be deducted from your security deposit. A third incident will result in immediate eviction with no refund issued.

GENERAL REQUIREMENTS
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and
b) Guests must notify the Host of any disputes or complaints from neighbours as soon as is practicable.
c)Only the guests approved in the original booking are permitted to stay on the property. Please do not be dishonest about your intended number of guests as your booking will be cancelled immediately and you will be asked to vacate without notice or refund.
d) Guests must not move or tamper with electrical equipment or major furniture items.
e) The kitchen floor is a laminate floor, please be advised the floor cannot have any excess water on it as it will damage the floor.
f) Please ensure you leave at 10am promptly on departure as our housekeeper has a busy schedule and needs to prepare for the next guest as well as meeting obligations to other clients.
g. As the person who has booked the property, you are deemed responsible for the behaviour of all the guests and any visitors at the accommodation

NOISE AND RESIDENTIAL AMENITY
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 9am and during arrival and departure at any time throughout the occupancy.
b) Offensive noise is prohibited and may result in termination of permission to occupy the property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

VISITORS a) Guests are responsible for ensuring the limits set on visitor numbers is always complied with; and
b) Guests are responsible for ensuring that Visitors comply with these House Rules.

GARBAGE AND RECYCLING
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas.
b) Garbage and recycling arrangements at the Property are as follows: At the end of your stay please place bins on front verge Monday night for and early Tuesday morning collection. Bins are to be returned to the allocated area at the complex. The dark green bin is for general waste and the yellow lid bin is for recycling. Excess rubbish must be removed from the property by the guests.

SECURITY
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

DECK AND BALCONY AREAS Children must always be supervised on balconies and stairs. Strictly no leaning or standing on the balcony rails.

SMOKING SMOKING IS NOT PERMITTED INDOORS. PLEASE DISPOSE OF ALL BUTTS CORRECTLY IN THE OUTSIDE BIN. PLEASE ALSO RESPECT THAT WE HAVE GUESTS WHO HAVE CHILDREN AND BUTTS INCORRECTLY DISPOSED OF GET PICKED UP BY THEM. AN EXCESS CLEANING CHARGE OF $50 WILL BE APPLIED IF OUR CLEANER HAS TO PICK BUTTS UP OFF THE LAWN OR ANYWHERE ELSE ON THE PROPERTY.

DAMAGES AND BREAKAGES Damages and breakages must be reported to the Manager.
