Boat House on Hawkesbury is a unique waterfront residence spread over 4 levels. Featuring 6 bedrooms each with their own private spa, a indoor heated pool, rooftop entertainment deck with amazing water views and spa, it is the ultimate getaway for a special occasion, family vacation, work team building experience or health retreat.
Please note our property is for use for relaxing getaways with family or friends, we do not allow parties of any kind. We have security cameras monitoring our wharf and front door for security purposes and noise detectors to ensure our neighbours are not disturbed as mentioned in our house rules and policies.
Focusing on indoor/outdoor living, each level of the home flows seamlessly onto entertaining decks with water views.
Located only 1 hr from Sydney, accessible only by boat this unique villa will have you feeling like you are miles away from home
This is the ideal location to bring your own boat (if the weather permits, please note your booking can not be changed or refunded due to weather conditions). There is a mooring just off the house suitable for a 40 ft boat. An easy row or motor for the skipper back to the Boat House steps where small tenders can easily be lifted up on to the wharf.
Always bring good quality ropes with you to use as springers.
PLEASE NOTE 2 WEEKS NOTICE IS REQUIRED IF YOU WISH TO USE THE MOORING.

THINGS TO DO
Most people don't want to leave the house as it is such a relaxing and beautiful space to be in, and has so much to enjoy. However for longer stays you can:
- Fish from your own private jetty
- Enjoy a book or champagne on the balcony whilst watching the sunset
- Relax in the rooftop spa overlooking the water
- Play pool with the full size billiard table or the board games we have provided
- Catch the ferry from the public wharf to Danger Island where you can grab a coffee, go to the island club or walk on sealed tracks around the island. Or go back to Brooklyn to the restaurants and coffee shops. Brooklyn also is the starting point for a number of bush walks.
- The water taxi can be called to the Boat House to take you to Cottage Point Inn, Berowra Waters restaurant or to Peats Bite restaurant.
- If you have brought your own boat the expansive waterways of the Hawkesbury, Cowan and Pittwater offer hours of boating pleasure. View Aboriginal rock carvings visit beaches, catch a fish. After a day on the water come home to what has been described by guests as 'the most beautiful house in the most beautiful location that I will ever stay'.
- Imagine having seafood platters delivered to your door, or a special meal catered for you to celebrate your special occasion; - Better still, catch your own. All this is possible at the Boat House.
Other things to note:
Booking minimum 2 night stay, in peak periods a 3 night stay
No more than 12 guests unless agreed by the host prior to booking
Strictly No parties as we respect our neighbours and community. Excess noise will be reported by neighbours and police will be called and you will be asked to leave the property.
Bond requirements
All dishes/ cooking utensils/ pots and pans should be washed, dried and put away.
Any accidental or deliberate damage caused to the Boat House
over $1500.00 will be charged to you.
PLEASE DO NOT DRAG HEAVY ITEMS OVER TIMBER FLOORS AND DO NOT BRING OUTDOOR FURNITURE INSIDE THE HOUSE. PLEASE DO NOT MOVE ANY,
INSIDE OR OUTSIDE, FURNITURE AROUND.
PLEASE DO NOT PUT ANYTHING IN THE ROOF TOP SPA OR ENSUITE SPAS. INC;UDING BATH BOMBS AND TANNING OILS/SUNSCREENS. THIS WILL REQUIRE AN ADDITONAL CLEANING FEE IF NEEDED TO BE CLEANED DUE TO MISUSE.
PLEASE NOTE: The internal lift is not available for use
Activities and Noise
Illegal activities must not be carried out at the Boat House.
As we are in a residential area, noise must be kept at an acceptable level.
Music must not be audible by neighbours after 10.00pm. with the rooftop spa closing at
9pm to ensure noise does not disturb our neighbours.
DUE TO NEW SOUTH WALES LEGISLATION EFFECTIVE DECEMBER 2020,
EXCESSIVE NOISE OF ANY TYPE WILL NOT BE TOLERATED.
YOU WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY
IF WE RECEIVE ANY COMPLAINTS FROM NEIGHBOURS.
YOUR BOND WILL AUTOMATICALLY BE TAKEN.

property as well as noise detectors to ensure noise is kept to a minimum
Children
Children must always be supervised, both inside and outside of the house.
The billiard table must not be used by young children. Board games, ornaments etc. must not be given to young children to play with.
Any damage caused to any items in the house must be paid for
Additional people may not stay at the BoatHouse other than
the number stated on the booking form.
No additional visitors during your stay are permitted
