Positive: Although we did not meet the host she was in touch for our arrival and made sure that all was plain sailing. there was welcome gifts of biscuits and Tunnock`s tea cakes (my favourite). Because it was our weeding anniversary and Jackie`s birthday she left a lovely card and a overly chocolaty cake which was a nice gesture.

Summary: Nice house and just a bus ride straight into Edinburgh old town.

Negative: There were other guests and I didn't know it, I thought it was just the owners and the Wi-Fi and TV (free-to-air) didn't work in the room.

Positive: Grace was extremely welcoming and helpful host. The property is very nice and is a short walk from an easy and regular bus stop with routes into Edinburgh city center. When my wife and I return we wouldn’t hesitate to stay here again.

Positive: This was a dad and daughter weekend trip, geographically it’s great 20-30 minutes on the bus to the city centre no 11 bus from the main road at the bottom of the road. Local pub restaurant is lively but pricey. The host was not really there all weekend. Grace has a real style about her and the room house is decorated beautifully. We had a wonderful weekend. If you ask Grace nicely she will provide you with breakfast items for cost x loved it and would stay again

Negative: A little cold in the dining area due to it being in the unheated conservatory.
