Positive: Generally a little bit outdated and worn, but the room had a good size and looks very nice, and location was decent. Forest path nearby was a nice bonus. Communication with staff was excellent. Parking is great. Pretty much according to price.

Negative: The beds are in need of airing and unfortunately had an unpleasant smell (sweat and cigarette smoke), mattress and duvet/pillows both. I'm not particularly sensitive but this was a bit too much!
